In our tough times, our scary economy and amid the news of terrorist attacks, we have to remember to find time to be thankful and celebrate both the small and large as well.

I worked most of the day yesterday and I got to witness people celebrating, being thankful and giving back. Many people took the time to wish friends and strangers alike a Happy Thanksgiving. A local airline waived baggage fees for weary Thanksgiving travelers. I have a friend who is new to Kona and I was worried he didn't have a place to join in for the holiday but was relieved to know he was invited to join a small gathering (of about 200 people) to eat 20 turkeys, an imu pig and lots of local dishes at a nearby beach.

In my own little world, I thought about and celebrated what I have to be thankful for. My dear friends, my family, my health, my life, my work and so much more. As we enter this holiday season, the season of Aloha, it's nice to stop, think, thank and give.

By the way, my mom made the best Thanksgiving meal I can remember! Mom, as an old friend used to say, "you put your foot in it" and, thank you!

Ke Ola Magazine- for people who live in, love and visit the Kona-Kohala Coast

The long anticipated premier copy of Ke Ola magazine is now in print and it lives up to it's promise. Ke Ola, "The Life", magazine is a new magazine for people who live in, love and visit the Kona-Kohala Coast. The premier issue is a 35 page print featuring select businesses such as Hawaiian Healing, art galleries and a private concierge service. There are also lifestyle articles and a calendar of events. The publication should be made available to the public by December 1 with copies being direct mailed to 20,000 planned homes. This issue covers December and January and each issue thereafter is planned as a 2 month issue at six printings per year.

The big picture in Kona real estate has a very positive side. The bulk of our single family homes for sale range from $400k to $600k and in August, that range was from $600k to $700k. What does this mean? Housing is more affordable for many buyers. We've also seen a decrease in the amount of condos for sale under $400k (buyers are taking advantage of the lower prices)

The sales of single family homes in Kona for the past six months are 111 compared to 165 this time last year and 91 condos compared to 107 last year. What does this mean? Buyer's are in the power seat and sellers need to negotiate more seriously.

I encourage anybody, investor or owner occupant home buyer, to get in the market. It takes some hard work, a good agent and patience but it can be done and it's well worth it.

Kona Real Estate Market General Summary For the Past Week

There is a nearly a two year supply of homes for sale based on inventory and rate of home sales. A buyer's market is present when there is more than a six month supply of homes. The condo inventory is very similar.

What are the hard numbers? There are 417 single family homes, 355 condos and 224 parcels of land for sale in Kona. Only 29 SFH are currently in escrow, 20 condos and 6 parcels of land in Kona.

What does this mean? It means we are still struggling with a very tough economy yet, the very bright side is, it's an excellent time to buy real estate in Kona. Seriously, the numbers are wonderful. It takes some dedication, patience and hard work to get through the process of buying real estate in this economy but with the help of a knowledgeable agent and dedication you can take advantage of this economy instead of lament it.
