Price Reduction and Open House - 02/20/10 07:57 AM
As George Perpard used to say on the TV show the "A TEAM" Don't you just love it when a plan comes together.  I got a price reduction on my listing just before my open house on Sunday. 
This is a 1475 Sq foot Ranch in Fuquay-Varina in the Sandy Springs subdivision.  One this this home does have that in rare in this neighborhood is a screened in porch.  It also has a flagstone patio and a fenced back yard.  It also has a 2 car garage.

Where is I-540 going in South wake County - 02/18/10 09:34 AM
If you are interested in Real Estate in the southern side of wake county, whether you are a Real Estate professional and investor or simply a home owner, everyone is curious where I-540 is going.  The North Carolina Turnpike authority have published a google map to give you a GUIDE.  This is not set in stone, but more like a line in the sand.

Is your listing overpriced? - 02/17/10 09:50 AM
Convential wisdom in the past has told us that if a listing goes 2 weeks without a showing or has had 10 showings without an offer, the price is too high.  I am wondering in the current market, does these time lines hold true.  I know alot has to depend on the local market, price point, condition, etc. but I was wondering about your local personal expereince

Happy Valentine's Day - 02/14/10 10:45 AM
Today I am stealing a little time to wish everyoe a Happy Valentines Day.  I am a romantic sap and have been married to the same woman for 25 years.  I would do it all over again tomorrow.  We decided long ago that Valentines day did not belong to me or to her, but it would belong to us.

New Construction Walk Thru's! Bring your camera - 02/11/10 09:46 AM
This morning I went with my client for a new construction walk thru to have them place stuff like recessed lighting, phone and cable jacks.  I always bring my camera along.  Every time a jack or fixture was located, I took a picture. 
 

I have had it happen in the past where thre was supposed to be phone jack in the kitchen,  It was labeled and a box was placed and the cable was run,  However, the drywall guys covered it up and then the tile people did their back splash and no one knew exactly where the box … (5 comments)

Driving and Talking on the phone. - 02/09/10 08:33 AM
There has been legislature recently regarding hand held communication devices.  Some States have banned talking and the phone and driving unless you are using a hands free device.  Also texting and driving has been banned in North Carolina.  On the news last night, a town in North Carolina is talking about a ban on talking on the phone completely.  I case you were wondering, it's Chapel Hill

Some areas are having the worst snow storm since they started keeping records.  I have family in Virginia and I know one home lost power yesterday.  I grew up in Virginia and know about snow, but moved to North Carolina 15 years ago.  We had a powerful RAIN storm while everyone north is getting snow

As children, we were taught the golden rule "Do under to others as you would have them do unto you".  But as became adutls, whether we realize it or not, we learned the true golden rule "HE WHO HAS THE GOLD MAKES THE RULE"  If you work with REO, you fully understand this.  If they ask for something crazy, there is no need to fuss or whine, just do it.  The fussing and whining may make you feel better, but it won't change the procedures.  So just learn to roll with it and give them what they need so you can … (5 comments)

According to MSN, they posted a list of the places in the US where job growth is on a rise.  3 of the cities are in North Carolina.  Wilmington was number 4 on the list, Charlotte was number 7 on the list and the Cary/Raleigh was number 9.  If you would like to read more about this, go to http://www.msn.com.

Are you working New Construction? Don't forget your camera - 02/03/10 10:18 AM

 
Are you a Buyers agent that works new construction?  Have you done this with an out of town client.  If so, the client needs you to be their eyes and ears on the street.  This home was built in 2008 and the clients lived in New Jersey.  Over the course of the building, I litterly sent over 140 photos of their home via e-mail so they could see the progress.  In the end, it saved the builder.  The home was supposed to have a phone jack in the kitchen, but at the final walt thru, there was no jack.  … (1 comments)

 As you know, on Fed 2nd we ask the groundhog how long winter will last.  Hopefully you started the spring last December and you are not waiting for the spring.  We have less than 90 days to get under contract for the tax credits.   In the Raleigh area, we are tracking just under 100 days on the market (varies by price point, but this is an overall number), so that means if will take an average of 3 months to get under contract.  This means your sellers can't wait to list their homes.  They need to do it now.  So, … (0 comments)
