&lt;p&gt;Without too much issues the attorney review process worked out okay.&amp;nbsp; Nothing too major, an additional parcel of land is now included in the sale of the house...&amp;nbsp; GREAT to help it Appraise later, The Lot size is now DOUBLE!!!&amp;nbsp; Can't make anymore land so that was an important win for us.&amp;nbsp; The transfer of title will also include a personal property item...&amp;nbsp; which includes an additional parcel of land.&lt;/p&gt;

&lt;li&gt;Just because someone doesnt love you the way you want them to, doesnt mean they dont love you with all they have. &lt;br&gt;

&lt;li&gt;A true friend is someone who reaches for your hand and touches your heart &lt;br&gt;

&lt;li&gt;The worst way to miss someone is to be sitting right beside them knowing you cant have them. &lt;br&gt;

&lt;p&gt;Next is Attorney Review: What's that?&amp;nbsp; Well in New Jersey... (Right from the License Book - Chapter 9 Contracts (Principles and Practices of New Jersey Real Estate by Frank W. Kovats, DREI)&lt;/p&gt;
&lt;p&gt;ATTORNEY REVIEW has to do with Preparing Contracts.&amp;nbsp; Real estate agetns are recognized tohave limited authority in the preparation of contracts and in the rendering of advice relative to their area of expertise.&amp;nbsp; Any person who engages in the practice of law (as it's defined in New Jersey) without a license is a "disorderly person" according to state law.&amp;nbsp; The Supreme Court of New Jersey has exlusive jurisdiction over the practice of law in our state.&lt;/p&gt;
&lt;p&gt;The NJ Bar Association v. NJ Association of Realtors, the court granted a consent judgement confirming an agreement between the parties, providing that real estate brokers would be permitted to fill in the blank spaces in approved standard contract forms for the following types of residential sales and lease agreements:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Contracts for the sale of one- to four-family dwellings and vacant one-family lots involving transactions in which the broker has a fee or commission interest.&lt;/li&gt;
&lt;li&gt;Leases for residential dwellings wieth a term of one year or more in which the broker has a fee or commission interest.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;All residential sales contracts and residential leases prepared by real estate licensees must contain, at the top ofthe first page the following language:&lt;/p&gt;

      <description>&lt;p&gt;Today I thought about all the things that I've been blessed with.&amp;nbsp; A beautiful wife, smart and healthy children, 1/2 a brain to have common sense, book and street smarts, really good friends, and a supportive family.&amp;nbsp; Business has been good and picking up and today I hired my 2nd Buyers Agent in 2 weeks.&lt;/p&gt;
&lt;p&gt;This got me thinking...&amp;nbsp; many are not doing so well...&amp;nbsp; heck... last year I wasn't doing so we until I figured out what I needed to figure out.&amp;nbsp; What was it you might ask?&amp;nbsp; Well, I figured out that I needed to build my business the way I saw it 10 years from now.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I think most people don't think that far ahead.&amp;nbsp; I usually don't so this was a bit unusual for me too, but think about it.&amp;nbsp; In 10 years will you be doing business the same way you're doing business today?&amp;nbsp; Do you want to be a day to day struggling agent?&amp;nbsp; How about the leader of your own team?&amp;nbsp; I thought about owning my own brokerage (KW of course).&amp;nbsp; So...&amp;nbsp; how would my day to day business work?&amp;nbsp; How would I treat buyers...&amp;nbsp; sellers...&amp;nbsp; distressed property owners....&lt;/p&gt;
&lt;p&gt;I changed my business after putting together my plan for the future.&amp;nbsp; Piece by piece, section by section all starting from "The Millionaire Real Estate Agent" by Gary Keller.&amp;nbsp;&lt;/p&gt;

      <title>Is it better to be pro-active?...  YES</title>
      <description>&lt;p&gt;I read a short post today from Sham and the thought was to go after listings, be proactive. &amp;nbsp;In my opinion Pro-Active IS the way to go. &amp;nbsp;I teach this to new agents and if you look around your market, most agents are re-active... &amp;nbsp;Look throughout your own office, most people are complaining about the market, most are getting second jobs or getting out of real estate all together. &amp;nbsp;In this Shifting Market reactive people tend to be scared... &amp;nbsp;scared people tend to freeze up or make decisions based on fear and fear is NEVER a good place to be in to make decisions for your business.&lt;/p&gt;
&lt;p&gt;Think about it... &amp;nbsp;Everything is scary until you figure it out, so... &amp;nbsp;educate yourself about what business options you have, then build a plan to execute on them. &amp;nbsp;Don't be scared, be proactive, learn your options, go to work.&lt;/p&gt;

&lt;p&gt;Today I was talking to an agent on the phone as we were negotiating an offer and she seemed distracted.&amp;nbsp; I asked her what was going on and she told me how difficult the paperwork was and that she just couldn't seem to keep up with her "Stuff".&amp;nbsp; This got me thinking... while I use several tools I wondered what might be out their that would be useful, then I thought I'd write this post so....&amp;nbsp; here goes my challenge:&lt;/p&gt;

&lt;p&gt;Q: What do buyers want?&lt;/p&gt;
&lt;p&gt;A: A good deal!!!&lt;/p&gt;
&lt;p&gt;Go to the MLS and find the top 25 deals in your area!, then post that you have the top 25 properties all over the place...&amp;nbsp; Post where the buyers are... make fliers and drop on cars, email friends and family, blast your database,&lt;/p&gt;
&lt;p&gt;Your phone will begin ringing within 3 days....&amp;nbsp; send to 200 you will get at least 10 phone calls and or emails.&lt;/p&gt;
&lt;p&gt;Pick 7-10 locations to post, and send it out every day to 1 or 2 locations....&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Use your variation of the following article:&lt;/p&gt;
&lt;p&gt;You don't have to post the address or the property.&amp;nbsp; All you have to say in your craigslist post is that you have a list of the top 25 properties (if you want to specify a price range I would recommend a top 10 list.&amp;nbsp; Since you pick the list and presumably you know what a good deal is, the buyer will send an email or call you for the list.&lt;/p&gt;

      <title>Today's Question: Is it better to work alone or with a team?</title>
      <description>&lt;p&gt;Today a co-worker / co-agent asked me if I like working with a team better than being alone.&amp;nbsp; This caused me to thing a bit and I had to ask the following questions to the agent:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Why do you ask the question?&lt;/li&gt;
&lt;li&gt;Are you thinking of joining a team?&lt;/li&gt;
&lt;li&gt;Would you like to&amp;nbsp;join my team?&lt;/li&gt;
&lt;li&gt;What advantages do you think being on a team affords that working alone does not?&lt;/li&gt;
&lt;li&gt;Same question but vice-versa!&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;I had to think of my own answers and here is what I came up with:&lt;/p&gt;
&lt;p&gt;WHY ASK THE QUESTION?&lt;br&gt;It's important to understand why teams exsist.&amp;nbsp; For some its the team work model, for others its the mentoring and flexibility that having peers near by brings.&amp;nbsp; There is also a security element to being on a team.&amp;nbsp; How does that saying go...&amp;nbsp; Together Everyone Achieves More!...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Well its true, a well organized team multiplies both the input and the output (production) when all cylinders are firing, however, when all cylinders are NOT firing things can go bad.&amp;nbsp; Therefore you must first understand the team struction options...&amp;nbsp; Loose Partnerships or Team Leads are the two basic options.&lt;/p&gt;
&lt;p&gt;Both have pluses and minus so read "The Millionare Real Estate Agent" and then decide for yourself.&lt;/p&gt;
&lt;p&gt;ARE YOU THINKING OF JOINING A TEAM?&lt;br&gt;Joining an established team means you are a subordinate, learn your place, play your role and you are likely to make lots of money without all the responsibility.&lt;/p&gt;
&lt;p&gt;Do you want to hook up with another agent?&amp;nbsp; Make sure you are evenly yoked...&amp;nbsp; what ever you are great at they should be good, what ever you are weak at they should balance you out.&amp;nbsp; What ever your work ethic, drive and determination level is they should match it.&amp;nbsp; NO EXCEPTIONS.&lt;/p&gt;
&lt;p&gt;WHAT ADVANTAGES DO YOU THINK BEINGON A TEAM AFFORD THAT WORKING ALONE DOES NOT?&lt;br&gt;Lighter duty and greater balance and follow up!&amp;nbsp; Everyone can share in the pot IF they meet quota...&amp;nbsp; less if you don't.&lt;/p&gt;
