The word short sales has become synonymous with frustration in the real estate business, not only for real estate professionals, but also now for allot of buyers that have had the experience of being under contract with a short sale property for months, basically in the dark the whole time. About 6 months ago I had the pleasure of being introduced to the Wachovia Short Sale process; their process is a very streamlined process to the extent that is almost pre-approved. In my first transaction the home was located in Visalia Ca the seller was an investor and it was 3 weeks from foreclosure. The seller did not want to short sell he just wanted to let it go to foreclosure. I had discovered thru the local short sale representative that Wachovia pays the seller 1% of the sales price or $2,500 to participate in a short sale. The seller was still concerned about all of the paper work that would be required of him, the good news as of the $2,500 bonus to the seller wasn't enough they Wachovia does not require any paper work from the seller. Needless to say we started the short sale and within 28 days from start to finish we were closed to an all cash buyer. Currently I have 3 other Wachovia short sales in Tulare Ca, Exter Ca.
