I have a lot of people that ask me if ActiveRain is a good investment. Should I spend the money or should I just go with a free blogging platform? It all depends on where you're starting from. If you are brand-new to the blogging world, have a brand-new website, or just don't know where to start, ActiveRain is an excellent option.

The reason being is the reputation and authority that ActiveRain carries. Since it's already highly well-known in the search engines and gets indexed by Google and others, you're already starting ahead of the game. If you started on your own with a WordPress site or a blogger ( blogspot) site the search engines don't know you therefore they don't trust you nor rank you very high. By starting off with a highly well-known blogging platform such as ActiveRain, no matter what you write will get indexed almost immediately plus you will have the benefit of instant exposure by more people reading it and possibly commenting on it. All of this adds to the authority of your business and your online presence. Well, I Wouldn't Have a Job, Hence No Food, Therefore, Can't Live Without

Just under the contest wire and only because I was urged to enter.

This contest about what I can't live without wasn't going to be my top priority until I was convinced by Fred Carver that I must enter it since it was a no-brainer what I can't live without.

I thought, but I don't have some big fabulous reason, I just can't live without the Internet.

He says, That's EXACTLY why you should enter.

OK, so there it is.. I would literally be WITHOUT A JOB if it wasn't for the Internet. I was never into the dot.com era but because of the Internet, it naturally birthed this business. People have their business, be it real estate, selling jewelry or housekeeping and how do we all find them? The Internet. I have to admit that my yellow pages goes right into the recycle as soon as I get it because I never look at it nor do I need to. We have the Internet everywhere now, on our phones, iPads, Kindles, BlackBerry, heck, even on some of our watches. We thrive on knowing everything all the time and when we are without the access of information it can be stressful - sometimes peaceful - but never far from that information.

We just wouldn't have a job if it wasn't for the Internet. I would probably still be a real estate agent or manager of some retail store somewhere marketing their yellow page ad or designing front window displays. But now, all those people also need the Internet traffic to get more leads and more business. And because it's hard to do both all the time, we wanted to make their job easier by marketing for them. Optimizing their websites, driving more traffic their way and increasing their profits. I mean, you need the Internet to show and email homes, properties and advertise to a world that you couldn't reach otherwise!

With every new addition of widgets, social media, plug-ins, creative shares and links we strive to make our clients websites and business more accessible and increase their online presence. So Fred, you're right. I can't live without something; the Internet. Without it I certainly wouldn't be where I am today!

One of the Nicest Compliments I Have Received!

I read a blurb the other day that kind of hit me. "There's no point in putting a review of your services on your site since you're never going to post a bad review".

Makes perfect sense to me. Why would you ever put a negative comment or review on your site? Google reviews can accept unbiased types of reviews but we will never put a bad comment, testimonial, or review on our website; that's just the truth of it.

But I did get a really good comment today that just made me smile and made my day. We're setting up a new client's website, her Facebook page, and doing monthly SEO for her and in among the e-mails she sent me this great note saying "You are so good, make me feel like I'm the only client you have.

BIG Thank You"

While that's far from the truth, we do try to make sure that every client feels that we are part of their marketing team and that they're the only clients we have. I'm sure most of our clients realize they are not the only client that we have but we want to make sure that when they call we answer, when they e-mail we respond, and when they ask for assistance we're there to provide it.

There's nothing better than a great review especially when you've never asked for it.

Did this slip by you? It did to me! Where was I? Under a rock somewhere? Maybe just working.... ;-) But I actually noticed the NEW QUESTIONS link on my Home Page. It said 8 new questions with NO Answers!! Ugh.. that is itching at me and I want to respond. Hey you real estate agents.. Get on it and respond to these eager home buyers and sellers!!

Expanded Q&A

We've had a Q&A board since shortly after our launch in 2006 but it was hidden and not given much love, from us, or from our members. In fact, almost every day some consumer would ask a question and often those questions would go whispering in the wind. Why? Mainly we didn't have the resources to focus on expanding the feature and getting it on the appropriate pages.

Today, we've breathed new life into the Q&A section and added it to the state pages for every state. If you go to the states menu on the top navigation bar and click on your state, you'll see the ability for anyone to ask a real estate related question.

For our members, providing answers is a great way to generate leads, gain exposure and build rapport with consumers in your market who need professional opinions. You're the professionals out there in the field each day and if you'd like to share your expertise then please by all means take a look at the Q&A. Notice a new addition in the blue bar?

If you click the Q&A link in the blue bar, you'll be able to answer any questions as well as look over recent questions and answers. In addition, on the left hand side of your 'my home' page is a new link that says 'New Questions' and let's you know how many unanswered questions there are from your state. You can click that link to check out all the unanswered questions. Or you can browse through all the questions on your state page, as I know consumers would love to get as many opinions as possible when asking for professional assistance.

It's not a first come first serve type of thing. Anyone can answer a question even if there have already been answers left for the question. Consumers are looking for awesome answers. I know as a community we are more than capable of providing them with awesome answers.

We hope that our members will keep this Q&A section focused on real estate related questions as opposed to asking questions about how to use some component of ActiveRain......but I suppose if someone decides to use it for that, our gracious members will probably help out with answers for those kind of questions as well.

When someone asks a question, we get their email address. When you answer a question, your answer is emailed to them along with a link to your profile on ActiveRain. This is another great way to demonstrate your expertise online. To that I would suggest that everyone stick to answering questions in a state for which you have a license.

We'd love to have you check it out and help us answer some of the hundreds of outstanding questions. There will surely be more to come in the future now that we've made it more readily accessible.

Listings Tool

Ever been bummed about not being able to list your commercial or land listings? Or did you put in a perfectly valid address yet get kicked out because the system wouldn't identify it as one? Well it's been fixed! Previously the Listings Tool required each field completed in order to activate; well that didn't work for your land or commercial listings that didn't have beds or baths. As of today, the only field required to activate a listing is a City. You're still allowed 20 listings so go get 'em tiger!

We have some new faces working for AR. Check out our newly updated About page to see some familiar faces and some new ones too. I'm very proud to be a part of such a wonderful team and you should feel good knowing we've got the best of the best working hard to keep this wonderful platform rolling!

SEO Upgrades

We made a few additional SEO updates that dealt mostly with some of the ways we displayed pages to search engines. Just some additional clean up as we head toward really putting our best foot forward to the Google monster. Nothing that impacts any of your content specifically. It had to do more with what happens when content is removed from ActiveRain or the search engines find a page that was eliminated.

Are You Turning People Away and Don't Even Know It?

Can a personal photo make more people interact with you?

When commenting, clicking on or in general, doing business with, doesn't it help to have a face to go with the name or business? Maybe it's just me. But I like knowing whom I am dealing with before I actually do business. Is that to say I won't do business if I can't see them? Well, probably not, but I am more likely to respond to a business that has a public face.

When I speak to anyone on the phone or over email about doing potential business with them I love looking them up to put a face to the name or voice. It helps me relate to them more and be more comfortable with them.

If I just see a real estate sign or advertisement it's a little more impersonal and we may not feel we are connecting with a real person. Of course, everything generated online originates with a real person but it's harder to imagine dealing with someone when all you know them for is their logo.

While logo's are important, I think that's the beauty of ActiveRain. Most of us use a personal or professional photo of ourselves. It helps gain a perspective and feel for the person before we have even met them. I think this goes for our websites as well. Even if we just have our photo on our "about me" page, it helps to connect to people when they can see who they are dealing with.

13 Years of Pure Wedded Bliss? I Think Not....

13 years ago today I said "I do" and I meant it. Does that mean that every day will be like the first day? Does it mean that I'll always feel like this? Does it mean the sun will always be shining?

No, but it means I will stick it out when I don't feel like this, when the sun isn't shining, when I want to run away.

My parents have been married for 44 years and not once do I ever remember them fighting. Disagreeing, maybe. A knock down drag out fight? No. Did I learn from that? No. I didn't learn how to fight fair. I didn't learn that fighting was okay so long as you know how to fight and how to resolve it. It's when you don't fight anymore, don't talk anymore, and you become strangers living under the same roof that's scary.

My parents are happily married and set a wonderful example of a Godly, Christian marriage. But I feel we've overcome odds that were stacked against us early in our marriage; have persevered and come out on top. I am more in love today than I ever thought was possible and I am so glad I stuck it out.

Marriage isn't about the feeling you have on the first day; it's about waking up every day choosing to love this person and put their interests and needs above my own. When both partners are doing this you can't help but stay in love.

We are more mature, more in love, more respectful of, and enjoy each other to the fullest extent every day. I'm glad I never gave up because I would've missed the deep, true, unconditional love that we are experiencing today.

Tim and I have been together for 16 years total and while there may be some regrets, I would say "I do" all over again!

I love you Tim! Happy anniversary my darling.

A Facebook "Share" or Facebook "Icon" - What's More Important?

A Facebook "Share" or Facebook "Icon" - What's More Important?

You've seen both, right? Those social media icons that take you to the website's page, Twitter feed or any other type of social media platform the author may have out there but what about the "share" buttons? Those are different in that they don't lead you to the website's Facebook page, but encourage you to "like" the page you're on right from the page without going to a specific site or leaving the page. Often they encourage you to write something about why you like it or a description.

Social media connections typically don't have to be at the top of your site or side bar any longer because people are just not going there as often. While it's a good idea to connect to all your outlets and pages, having them at the top may not be the key any longer. These buttons will appear as many do on our blog signatures, something like this:

And then there are the share buttons. These little babies can really make your blog or page explode with traffic when you make it easier for people to share and like. People reportedly spend an average of 30% more money at McDonalds when they used their debit card rather than cash - Why? Because it was easier!

So making it easier for people to "like" or share some other way is a no-brainer! The deal to sharing, you must do it from your personal account such as Facebook. You can't like something from a business page directly from the page you're on, you have to 'like it' as you, personally. This is the only drawback if you're trying to share business information from your business Facebook page instead of your personal account. To do this, you would manually have to copy and paste the link into your business Facebook page and hit "post". Twitter, Google+, Linkedin, and Pinterest should all post from whatever account you are currently logged into or whichever you sign into on the pop-up box once you hit one of those share buttons.

Why is this important?

Because Google is all about social media.

What's been shared, copied, liked, plused, pinned, tweeted and posted. The more something has been shared, the more value it has. Much more than just having someone like your Facebook page itself, is someone liking that most recent post or blog you just wrote. Their friends see it, sharing it to everyone they know should they choose. Get a plug-in for your WordPress site or a widget and code from the individual social media to add to your website.

It's much easier to "like" from the page you're on and move on, then head over to another page and click like - why? I don't know... we're humans and we like convenience.

So have both, but make sure those share buttons are front and center.

My True Story - Market Leader was THE WORST. Beware!!!

My name is Eileen Schreiber. I am a real estate agent in Flagstaff, Arizona. I am the creator and owner of a customized website that has made me a top 5 Buyers Agent in Flagstaff for the past 3 years. (http://www.TheFlagstaffWebsite.com). I am very adept at internet marketing.

Last year (2011) I decided to try to break into the Sedona, Arizona market. After doing a bit of research, I thought I would try Market Leader.

As a savvy web-based agent, I read through the lines of the sales pitch. Market Leader offers "leads" - that means that people need to register on my site with valid email addresses and phone numbers in order for me, the agent, to contact them.

I was told that for the Sedona Market, Market Leader GUARANTEES 10 QUALIFIED LEADS PER MONTH FOR $479.00. That is a a lot of money!! And I had to commit to a six month contract. There are no trial periods.

They also offered me a trial period for the Market Leader Follow Up (call) Service. As soon as someone registers on my site, a professional from Market Leader calls them to follow up. This is how to convert leads, they said.

With an "I know better than this" feeling in my stomach, I committed.

HORRIBLE EXPERIENCE

I immediately registered on my own site as a client to check the level of service.
A day later, I received a call from a bored sounding flatline female voice: "Hi, this is xxxxx, You were on my site yesterday I'm following up".

I almost had a heart attack. THAT is how they follow up??? With a bored, flatlined female phonemonkey call who didn't even identify the name of my website, my market, or sound like an interested human being?

I immediately contacted Market Leader and demanded that NOBODY, EVER follow up with any potential client again. I would do that, thank you.

Almost every lead had either no phone number or an invalid phone number. I swear.

Almost every "lead" said they were "just looking". Any contact I initiated with the leads resulted in the following: ZERO. And remember, I am a web-based agent. I know how to follow up and I know how to convert.

All my leads were delivered on, or around the same day. It was like they let them pool, then parceled them out to agents. I don't know that for a fact, but it was VERY wierd.

After three months of NOTHING but FRUSTRATION, zero true buyers, and lots of wasted time, I realized that I was wasting a lot of money on nothing.

Be advised!!! Market Leader does not let you cancel for dissatisfaction!!!!!! I expressed my extreme and utmost dissatisfaction in emails and phonecalls. I was told I could reduce my services to the $150/month "search function" for the duration of my contract. I did that.

Beware!!!! Market Leader does not stop services at the time you originally contracted to end your services!!!!!! I believed that my contract would simply end at 6 months. NO. They charged me for two additional months.When I called and emailed to protest this with all of the vigor I could muster, my account exec told me:

"Jack Markham, the Sales Manager received your emails and passed them to me. He said specifically not to issue you a credit."

BEWARE!!!! DO YOUR HOMEWORK. Call other agents who have used Market Leader in areas just like yours. Do not use a big city agent as an example if you are in a small town. Ask important questions to people who use the service! Make sure you are aware that your "leads" are just that - email addresses.

BEWARE!! No matter how dissatisfied you are, you can not cancel. Be prepared to spend money for six months.

BEWARE!! Even if you have a six month contract, make sure you cancel. Otherwise they will continue to charge you.

Based on this experience, I would never recommend Market Leader as a viable service.

Is it Better to have a Signature or Create Your Own on Every Post?

With Google's new Penguin update using your keywords over and over forever building up your back links is getting a little bit of a slap on the hand for some. While you will probably have to have thousands of back links all with the same keyword, some of you might be getting there with your blogs on ActiveRain.

Having a signature is fun and and an easy way to put in a few back links and some basic bio info about you (here's a good step by step how to do that) and the sidebar is excellent for back links directly to your site or internal pages, the more you blog, the more back links go out and each one will be the same. So after several hundred blogs, all your back link anchor texts will be the same and Google may start to see this as fishy.

So should we be putting on new back links and anchor tags on every post or still utilize the signature that AR gives us?

It might not be a bad idea to shuffle up your signature once in a while. Check the recent searches and keywords that people are searching for as they do change over time. Switch them up and add new ones here or there. Also, link to some internal pages if you have a specific page on a community or niche like this: "Golf properties in Flagstaff" Or get even more specific with your phrases for added deep linking such as: "What's there to do in Las Cruces New Mexico?" You can add a short signature at the bottom of every post, but most importantly make sure there is a link back to your website somewhere in each post. Use a variety of keywords and phrases so Google sees a natural linking style throughout all your back links.

If you're writing specifically about foreclosures or even showcase a listing as such, make sure at the end of the post you write something like: "For more foreclosure listings in San Angelo, give us a call or see our website." It may be a simple sentence but offer a powerful back link to a page that you may not have had any links to in the past.

So should you change your signature?

It depends on how long you have had it. Check with Backlinkwatch.com to see where the majority of your links are coming from. If they are all from ActiveRain and all are the same, it may be time for a change up. Google will pick up the new ones as you continue to write and slowly change the old ones as the older posts are found and shared.

Utilize the features that AR gives you in your side bar links and in the signature, just remember to keep it fresh and revolving.

Spammy and Paid For - Why All Links ARE NOT Created Equal

And here we go again, with another Google Algorithm update.

First it was Panda, and now it's Penguin... (Next it will be giraffe or some other zoo exhibit) but nevertheless about the name, Google is once again cracking down on those sites with spammy and worthless back links.

While most of us probably won't have to worry too much, other may see a drop in your rankings and if so, you may need to do some quick maintenance and find out why. IF you have ever bought links or used a link farm that spreads your site to numerous other sites for instant back links, you may be in deep doo-doo here.

Google likes the natural back links; one from here, one from there, different anchor texts, tags, alt images, image links, comments, responses, shares and posts and while all this is natural, having 3,000 links all from one source or with the exact same anchor text may shoot up a red flag for Google proders.

While it's good to have a variety of hyperlinked texts back to your website, it's not so good to have them all the same. For instance, if you only blog on ActiveRain and in your side bar you only have one link leading back to your website that says: "Winthrop Real Estate"and you never change it or it's not in any of your posts, before you know it, you'll have 500 back links from AR all with the exact same anchored link. Google may start to count this as fishy.

It's OK to have your keyword in your main title, heading and content but linking back to the same page, over-optimizing and spamming the page with keywords is a no-no.

While one good quality back link is worth 100 or more poor back links, those menial back links can add up and having a variety of linked texts to go with them can make a difference. So while we all can't obtain a back link from a .gov or .edu site, we can alter our back links with a variety of texts, phrases and keywords. Always be checking on your keywords too because what people search for changes each year.

It may be time for a back link overhaul.

How Important is Keyword Density when Writing a Blog?

Keywords - keywords - keywords that's all we seem to talk about!

Keywords and SEO seem to go together. You've got to have keywords on the page so Google perks up and notices you; you've got to a have keywords in the title otherwise the blog will never be found; don't use too many you might get penalized for over optimization. And the list goes on and on. While this is a never-ending juggling act trying to keep up with what Google wants, you don't have to go overboard and be so concerned with getting that 2.375% keyword density per page per 100 words etc. etc.

Just remember these simple things:

Make sure you use a phrase or word that somebody will actually look for
Put that word or phrase in your title
Put that word or phrase in your description or the first paragraph of your blog
Link to that blog using that word or phrase from some other source such as Facebook or twitter

Are Your Competitors Using Negative SEO Against You?

Are your competitors using negative SEO against you?

It used to be really difficult for your competitor to actually harm your site. There was literally nothing a competitor could do to harm your ranking or have your site removed. Several years later there was almost nothing that could harm your site, and today, Google is working hard to prevent other webmasters from being able to harm your ranking or have your site removed. Google is now looking at the infamous unnatural linking and your Google Webmaster tools will basically imply that you're "guilty until proven innocent". This means that if there are back links that are harming your site you have to go and tell Google that they are not yours.

This is exactly what happened a few weeks ago when one of our sites got dropped completely from the search engines. Because of this negative type of SEO, another company harmed the site so greatly that it was banned completely from Google for 24 hours. We literally had to go tell Google this was not our doing and we did not approve these back links.

It may only be a matter of time until your competitors get the upper hand and start using negative SEO against you so they can get higher in the search engines. If your competitor has a stronger domain and they decide to screw you over then they may get ahead of you by doing so.

One of the ways Google is trying to combat this is to see where the majority of your back links are coming from. If it's from scraping sites they more than likely know that it's not you that's caused the back links. The problem is many of these companies may not even be your competition but simply want to scrape your site for content and in that case take over all your back links and completely drop your site in authority.

This is just another scam; another wave of companies trying to take over your website and your business; trying to get your customers and your leads.

Matt Cutts suggests that if you're concerned about another site linking to yours they suggest contacting the webmaster of the site. The problem with that is, most webmasters are really hard to get a hold of. Because of the deluge of link request e-mails most webmasters simply stop accepting or reading e-mail from people they don't know.

While negative SEO has always been around it was far more difficult and expensive to conduct. There were far more cost-effective ways for blackhat Webmasters to promote there own sites than demote a competitors site. Any webmaster can submit your site to paid link reports and directories that are on the blackhat list with Google. You may also get an e-mail stating that there've been some recent Google updates which are prompting us to actively review links on our website. In this SEO campaign the blackhat offender registers a Gmail account in sends a request to every site which links to its competitor. With the loss of inbound links, the competitors website drops in search engine results and of course the blackhat site moves up instead.

So how do you protect against negative SEO?

Unfortunately, there really is no exact answer right now. You have to get Google to trust you and your domain so they won't allow negative SEO tactics penalize your site. This is very difficult if you are not a well-known brand or household name. The best way to do this is to constantly check your ranking and your Webmaster tools through your Google account to see who's linking to you and if there's any links that look fishy or unnatural, do your best to get them removed or have your webmaster block their IP address. If you notice your back links start to drop dramatically you may need to do some quick proactive repair.

Selling Your Home in Washington DC’s 2012 Spring Market!

Spring 2012 is looking to be a banner year for real estate sales in the DC Metro area. The key word this season is LOW – as in low interest rates and low inventory.

The great news for home sellers is that real estate buyers are back in droves. Many who were waiting for the real estate market to hit bottom are realizing that the bottom has passed and in most neighborhoods prices have already started their climb upwards.

In addition, after many months of lots of houses for sale and few buyers, inventory of homes in many DC neighborhoods is extremely low. There are just not that many houses on the market, and even less renovated/updated properties. So, when a really nice move-in ready home that is priced well comes on the market in many DC area neighborhoods, it sells very quickly. Some neighborhoods are even seeing multiple offers on the homes located there.

The extremely low mortgage interest rates are also influencing this spike in buyer demand. Low interest rates mean that homes are more affordable for buyers. Current rates for 30 year fixed mortgages are just under 4%, and 15 year mortgages are an astounding 3%. These rates won’t last forever, and buyers are realizing that they had better take advantage of these bargains while they are still available.

But not all homes are flying off the shelves – some are languishing. Don’t let your home be one of them. If you are considering putting your home on the market there are several key things you can do to sell your home quickly and for close to your asking price or more:

                1) Price your home at or slightly below the market. Price is still the most important variable to getting your home sold. Buyers are eager to purchase, but over priced homes are still sitting on the market. And a home priced slightly below market may garner multiple offers and an even higher sales price!

                2) Make sure your home shows well. Cleaning, de-cluttering, and staging will go a long way with today’s buyers who are picky, and want homes in move-in condition.

                4) Make it easy for agent’s to show your home. When I see properties with 24-hour notice requirements or no weekend showings, I think the seller does not really want to sell their home. Be as flexible as possible. Put a lockbox on the property. Let agents show the house unencumbered while you’re at work. Leave the house for long stretches of time on the weekends to that your home gets the maximum exposure. When buyer agents call to schedule an appointment to show your home, let them come. Don’t act as an impediment to the sale of your home.

Doing these 3 key things will go a long way towards getting your home sold quickly and for top dollar. Take my word for it!!

Our knitting efforts are creating a fund that we donate to The Center For Biological Diversity. The Center is dedicated to the preservation of the Arctic Polar Bears. Our wild polar bears will be extinct within 10 years due to Earth's climate changes. Both polar ice caps are melting and declining. Ice floes, that the bears depend up when they head to the "open sea" for feeding, are no longer there. The bears don't know that ice floes have disappeared, and the bears are drowning at alarming rates. Pahaska Hand-Knit Hats Co.is committed to donating 5% of the "handling charges", to The Center For Biological Diversity. Arctic Polar Bears need our help.
