On August 9th there will be an event just for Kids Sponsored by Main Street Maple Shade Inc. This will be the first New event sponsored by the new organization that was created with Maple Shade's Main Street NJ desegnation. It will be Held at the Gazebo at the center of town from 2 to 5 PM. Adding new events to its arsenal, Maple Shade is moving forward towards its renaissance on Main Street. Even before receiving the new Main Street Community designation, Maple Shade had been moving forward in making a business friendly community. With recent review of zoning regulations and a renewed focus on attracting new business to the town, Maple Shade is truly becoming fertile soil for planting your new business. In August a new Kids Day at the park will be added, this event will focus on a fun day for the younger children. On September 6^th our annual sidewalk sale will take place. This event will be in its 36^th year and has grown in size every year. Last year over 30,000 people attended. This year for the first time we will run a Treasure Hunt on Main Street. On Sept.8^th you will be able to start collecting pieces to a treasure map at participating stores on Main Street. Each piece of the map will have a clue to find the next piece. Collecting all of the pieces of the map will entitle you to be entered in a drawing to win a treasure chest of prizes, one entry pr. person. The Pieces will be offered for 10 days so everyone will have a chance to collect them all. On Thursday Sept 18^th between 7 & 9 PM, WXTU radio 92.5 will come to The Gazebo at the center of town to host the drawing. There will be music, games, give a ways and more drawings for tickets to concerts, signed memorabilia and gift certificates donated by the local businesses. On September 10^th the town will run a treasure hunters training film at dusk, a true classic, for those that need some lessons. Argg! Looks like a lot of fun will also be at the Gazebo so come and find some pieces to the map and enjoy the movie.

Re evaluating buyers

It's not something we have had to do in the past, but in our present environment, re evaluating your buyers should be something to consider. As the mortgage industry tightens its rules and requirements for different products, many home buyers no longer qualify under the new rules. We are finding some buyers have to be switched to FHA because of the new direct underwriting standards of Fannie Mae. Now there will be a new round of FHA tightening to take effect next month. I urge everyone to contact their mortgage reps and investigate whether their clients will be affected by the new requirements. There is nothing worse than to find your clients no longer qualify after entering a contract. We owe this to both parties.

Is this window? A window to a place you shouldn't be or is there truly a site to hot for you to handle? Maybe it's got something to do with Paris Hilton? For everyone's information the 4^th of July fireworks will come early this year in Maple Shade. It will be Saturday night June 28^th. People start arriving as early as 7Pm and the fireworks will start at dark. It's a great time every year at the Maple Shade High School Complex. So bring a blanket or a chair and enjoy our celebration of our freedom.

Just Like The Real Estate Adds

I first met my wife in a restaurant that we both worked at. I was a single father with custody of my two sons. I worked a full time job in a machine shop and part time delivering pizzas a couple nights a week. I also went to real estate school two nights a week to get my license. I was introduced to Kitty by a waitress that worked the middle shift between us. She was separated at the time and I just left a bad marriage a few years earlier so I simply declined saying I wouldn't get involved because she hadn't even filed for divorce. A few weeks later and oddly enough we still haven't met the other waitress came to me and said that she had just filed for divorce would you just make an effort to meet her. I agreed to and the next day when I met her that was it. We have been together ever since.

Just after we started dating I finished Real Estate School and started working part time. At that time Kitty and her X were going to put their house for sale. She asks me to list the house. My first listing, even though times were very similar to today's market, the house sold in about 3 months. Just think of it I sold the house and got the girl. Just like the real estate adds. Dog story

I'm sure we all have our stories we can relate to showings that have gone haywire. I wanted to relay this one from when I just started in the business. I believe about my first or second month in the business I was showing houses to a young couple in the Maple Shade area. I knocked on the door of this house and no one answered. I proceeded to use my multack, remember them, and opened the door when a small Benji type dog rushed through the door ran down the steps and down the street. He was gone, really gone , around the corner out of sight. I couldn't believe it. He didn't bark or make a sound. I wasn't ever told there was a dog in the house to begin with and now I lost the peoples dog. The couple I was with couldn't believe how quick he disappeared. This was of course prior to cell phones and I was at a loss to what to do. The couple was very nice and offered to help me find the dog. We didn't even have its name but we searched. For 2 hours we searched finally we spotted the dog around the corner in someone's back yard. Oddly the dog came to us just saying, hear dog, nice dog. I have to admit it was cute and friendly. We took him back to the house and put him inside but the people didn't want to see the house because she was allergic to dogs. It was obvious and didn't take long to trigger it. So we never saw the house. They did eventually buy and I got a great story to tell customers but I wouldn't want to do it again .

So If there is a dog or cat in one of your listings please let everyone know, and the pets name would help.

Over the years I have basically lived by simple code the code most of us were introduced to by the bible. And as a Realtor I was introduced the Realtors code of ethics and found that it was a code specifically refined to the business practice in our industry. Just a few years ago I was invited to join my local Rotary. I did and found that they had a very simple code to live by.

It's called the Rotarian's 4-Way Test of things we think, say, or do.

•1 Is it the Truth?

•2 Is it Fair to all concerned?

•3 Will it build Goodwill and better Friendships?

•4 Will it be Beneficial to all concerned?

Four simple questions to build both business and personal relationships upon and I have been much better for them. Investigate your local Rotary it's a great place to give back.
