Effective October 4th the monthly MI for FHA will be almost doubling. It is currently at .55% and will go up to .90%. So on a sales price of $200,000 this would move the payment up $56 per month. So your clients may not qualify for the amount they are currently shopping for. I thought you would like to know this change is coming. So if you can find a house before October 4th you will save your clients money. (0 comments)
BrianTracy once noted that, "80% of life's satisfaction comes from meaningful relationships." If you would like to have better relationships with your spouse, children, co-workers, and clientele, we encourage you to read on, and to adopt the 100/0 Principle. What would happen if you took full responsibility for a relationship (the 100) and expected nothing in return (the 0)? As the above movie from Simple Truths tells us, "When you take authentic responsibility for a relationship, more often than not the other person quickly chooses to take responsibility as well." camano island: Saving Money - 09/28/10 12:13 PM
Going hand and hand with an effective household budget is saving money on those things that you truly need. To start saving, take an inventory of your needs to see where you can shave the dollars. Begin with the biggest items first, where the most potential for savings is, and move down the scale to the less expensive items. A moderate savings on one of the big items (houses and cars) combined with savings on the smaller items (food, clothes, etc.) can reap a large reward in your total budget. The following are some thought starters: Distinguish between Wants and Needs: (0 comments)

camano island: Tips for buying a second home - 09/21/10 01:58 PM
When shopping for a home, take your time. Be patient. Weigh the pros and cons of each place. If you like something, don't make any rash decisions. Stew on it a couple of months. Ask yourself: How often will you visit and how much time will you spend there? Is it worth the money? What will the price appreciation be, realistically? How much will you have to pay every year for landscaping, association dues, garbage collection and taxes? Don't try to time the purchase to get a better price. Make sure you can get the insurance you need, particularly if you (0 comments)

camano island: The Four Steps To Properly Setting Goals - 09/15/10 04:10 PM
First, set a positive goal for yourself. "I will save to buy a home" is a positive goal, while "I will not spend money" is a negative goal. By focusing on the positive, you'll quit spending money because you'll be so focused on your goal that you won't notice you've stopped spending money.Second, set a date for achieving your goal. A goal is not a goal until you set a date for it. So set a date for achieving your goal, and make sure your date is attainable. If it's not, you'll become discouraged and quit. But don't set a date (0 comments)
camano island: Back to School Behing the Wheel....A Commuter's Education - 09/08/10 01:12 PM
You already know that your daily drive can make you aggravated, exasperated, and even potty-mouthed. But did you know it could make you smarter, too? A USC study found that drivers who cover an average of 12,000 miles a year will, over the course of three years, spend enough time in their cars to complete two full years of college. That could make commuting the single most important educational tool we have. Think of it as the U of YC: the University of Your Car. You can purchase discounted new and used audio books online, and your local library branch has (0 comments)
camano island: What is the Velocity of Money and How Does it Impact Home Loan Rates? - 09/03/10 12:26 PM
According to the most recent Commerce Department report, Personal Spending and Personal Incomes were unimproved from the previous month, and the Savings Rate increased as consumers cut back on spending. While that data sheds light on the slow economic recovery, it also has implications on home loan rates. Here's why. It has to do with something called the velocity of money. Even though the government keeps pumping money into the system, nothing happens until that money is spent or lent, and passes from one hand to another or one business to another. The speed at which this money passes between parties (1 comments)
camano island: 5 Factors in Credit Scoring - 09/02/10 12:57 PM
Why Your Credit Score is So Important The credit scoring model seeks to quantify the likelihood of a consumer to pay off debt without being more than 90 days late at any time in the future. Credit scores have many different ranges, however, the score that is used by 90% of lenders and creditors in this country is the FICO score, and the FICO score range is 300 to 850. Credit scores can range between a low score of 300 and a high score of 850. The higher the score, the better it is for the consumer, because a high credit (2 comments)
camano island: Understanding Credit Scoring & Credit Repair - 09/01/10 11:49 AM
Credit remediation is a subject consumers often face with fear and trepidation, and for good reason. With the exception of recognizing that the best score wins, the average home shopper knows very little about the whole credit scoring process. Sub-prime borrowers who are eager to move into A-Paper territory often find themselves at a loss when trying to find ways to upgrade their credit history. The good news is there are ways to improve less-than-perfect credit scores and obtain a loan for the home you really want. The first step in the process is making sure that you have a current (0 comments)

camano island: Wow, I Could Have Had a V8...And A Great Home Loan Rate - 08/25/10 12:52 PM
You've probably seen a commercial for V8 where someone gets 'bonked' in the head for skipping their veggies. Well, with rates this low, the same could be true for many people with home loans. For six weeks running, according to Freddie Mac, interest rates continue to nudge lower, bringing new all-time lows. Compared to the average 30 year fixed rate in August 2008, rates have dropped nearly 2.0%. Better stated, the savings on a $200,000 loan equates to nearly $4,000 pretax for someone in a 25% tax bracket. In times where employment pay increases are harder to come by, opportunities to (0 comments)
