I recently got a call from a FSBO who was moving out of the area, during the call the "sellers" never told me it they had been listed as a FSBO. Upon meeting the clients I had prepared a Market Analysis of their home like I would with any listing. We met discussed the reason for selling and moving and I explained my Marketing Program and moved forward with the listing. I keep getting the question from some sellers or clients looking to sell what is a NET SHEET? A net sheet consist of the typical expenses which a seller is oligated to pay and also includes items that might be negotiated at time of contract before closing. It is always good for the seller to review these expenses to determine the estimated net proceeds at closing. Always make sure your Realtor review this with you at time of listing your home! All About Homeowners Insurance Everybody who owns a home should get insurance on their property, and everyone who has a mortgage on their home MUST get an insurance policy. The lender will force you to carry a policy that covers fire and hazard insurance in order to protect their investment. In places like Florida you will also be required to take out windstorm insurance (i.e. protection against hurricanes). If you don't take out your own policy, the lender will take one out for you (which will be more expensive than the one you would have gotten) and bill you for it. (0 comments)
