Florida real estate market update | Panama City

The Florida Real Estate Market statistics and summaries for the Panama City area for June, 2009 are now available for your convenience and download. The Panama City Florida real estate market continues to maintain itself with slight increases and decreases in expected areas:

An increase in expired listings shows agents continue to take overpriced listings that will not sell in today's market. Sellers must be educated when pricing their homes for sale. It remains a buyers market and homes must be priced accordingly.
Condo sales decreased slightly in part due to short sales and foreclosures as well as low appraisal values. The time-to-close factor plays a significant role in actual sale closings. In addition, smartly market priced condos continue to sell well.

Commercial listings on the rise?

Has any one else noticed an increase in commercial inquiries and listings in the past several weeks?

Even with our economic situation, and banks making it more difficult to obtain commercial development funds and business loans I'm seeing a significant increase in commercial listing and purchase inquiries.

It may just be that those holding these properties are attempting to unload some poor performing properties, but I am definately seeing an increase both in inquiries to purchase as well as listings.

Anyone else seeing this trend?

Rainy day open houses?

I have several open houses scheduled for this weekend and right now it's raining.

I was wondering how others perceive open houses held on rainy days.

Do you take special precautions for the home, such as putting down plastic in traffic areas etc?
Do you find a significant decrease in visitors (I would expect there to be a few less then sunny days)?
Does the decrease warrant not having the open house?

Your thoughts and observations are most welcome.

How to cut your budget without sacrificing your business...

During these tough economic times, you may find yourself in need of reducing your operating costs.

It can be quite difficult to do so, without sacrificing your services. However, it can be done and here are a few simple tips that may assist you.

Cell phone

If your current plan is unlimited minutes, look back over your bills and see if your actual minutes usage needs an unlimited plan. If not, you can reduce your plan temporarily and stay within your actual usuage minutes usually for significant savings.

MagicJack

If you do not have an unlimited plan and/or are considering an unlimited plan, MagicJack is a small device that connects your computer to a phone and allows you to make calls over the internet for a small yearly fee. This also helps to save your roll over minutes if you have them. By the way, you can also try this for free before buying :)

Mailouts

If you do mail outs of flyers etc., look into using bulk rate services from the post office. There is a minimum number of pieces required for bulk rate postage as well as a few other restrictions, but the savings is worth it.
You have to pay to use bulk rate and obtain a bulk rate code. If you can not afford the fee, perhaps getting some other agents in your office to split the fee will help. Then you can all use the bulk rate code.
Try using postcards instead letters/flyers when possible. Postcards cost less to mail then a letter!
If you can do more emails then mail outs, this may also help reduce your costs.

Printing

If you use an ink jet printer, try switching to a laserjet printer. toner is much less expensive then ink cartridges whan calculating costs per print.
If you print in color, calculate your cost to print each unit and compare that to printing a single item then taking that item to a local business center (Staples, OfficeMax etc.) and having copies made. Often times, you can take your markup document (word, publisher etc.) on a disk and they can print directly from your document.

Gas

Try to organize your trips effectively. Planning multiple stops when you're out and about rather then going to one store/stop at a time should save you plenty of time and gas.

Interesting feedback from a client

I received an interesting correspondance from a prospect today.

First a little background:

I have several agents on my team and they are all assigned leads. They are expected to provide the level of customer that I have outlined in my Policies and Procedures manual and for the most part they do.

Now the interesting part:

Each visitor to my site received various automatic emails from me regarding the site etc.. This particular prospect had been assigned to and contacted by one of the agents on my team but the prospect chose to contact me directly.

Personally, I can understand this since it is my site and the various automatic emails are branded with my information.

I just found it interesting that the prospect chose not to contact the agent. Guess I'll have a chat with the agent and the contact and get some feedback from both.

Onwards and upwards...

Profiles and an interesting observation

I've been a member on AR almost from the beginning.

Having been here so long, I've changed offices a few times. While I thought my profile information had been updated, it appears it had not.

A new friend: Bill Gillhespy from Fort Meyrs Florida pointed out that I still had the remenants of one of my past office associations in my profile.

Thanks Bill for the heads up, it has been updated.

However, this brings up an interesting point and observation: I've had many visitors to my profile since changing offices and either no one has noticed, or has said anything.

So the question is: Do the majority of people read the profiles on AR or do they "skim" over them?

Upgrade my laptop wireless
Team meeting - Expense since it is a time task. Time costs me money
Plan tasks for the week

Things to do - Income:

New listing promotion
Distribute New buyer leads - The team needs leads to sell.
Write contract - new buyer offer. Hopefully will be accepted.
Show properties to new client
Education - Day 2 of class this week - I always classify education as an income producer :)

Things to do: Passive lead generation:

Visit businesses for business directory
Touch exisiting leads and past clients
Blog
Touch agents for referrals
Motivate and educate team

Things to do: Other

Since I never know what my daily schedule will be, I must an other category for ad hoc items that just pop up and have to be scheduled.

Whew, well time to get started...

2 four letter words that can ruin your life!

Several years ago (well actually more then several) I met Jessie (my life partner, husband and best friend). He was an avid Scuba Diver and a divemaster at that time.

One day he said he was going to take the Instructor training course and become an instructor. After several weeks of vigorous training, he passed his test and became a certified Scuba Instructor.

I figured, "great, he can teach me". I mentioned to him that I would like to learn and since he was an instructor it would be great if he certified me.

In no uncertain terms he said: "Absolutely, NOT!". He told me that if he were to teach me, the tendency would be for me to rely on him and since Scuba Diving has the potential to be dangerous he wanted me to be as good as I could be on my own.

"Hmmph" I thought. I'll show you.

He sent me to his instructor and I started my class. The school work was fine, but once we started doing under water excersices, I began to get flustered and frustrated. It was not as easy as I thought it would be.

I returned home one night after a rigorous pool session and said to him: "I can't do this, I can't clear my mask like everyone else, I can't swim as fast as everyone else, I'm no good at this and I quit!"

He looked at me and smiled.

At first I thought, "That's a pretty smug face you have on their buddy, how'd you like me to slap it off!" Then he spoke and what he told me has remained with me these many years and continues to guide me daily.

He said:

"You know Jen, you just used 2 four letter words that can ruin your life. Can't and Quit. If you quit something because it is too difficult, it means you are only willing to achieve results that others are willing to accept because they tend to be easy."

"If you continue to say "you can't", then you certainly will not be able to."

"I know for a fact you can do anything you set your mind to. I've seen you overcome obstables before by applying yourself."

"Try this... Next time you go to class and you feel that ugly word "can't" about to break through, try saying "I can" instead. I bet not only will you be able to, but you will feel much differently about the result. Try it for me and let's see what happens."

I figured, "what the heck". I spent a load of money on equipment and classes which I am not going to get back so it can't hurt... can it?

During my next class we had to do mask clearing excerises. Ugh, this was the one that frustrated me most. When it came my time to clear underwater, I took my mask off and began to panic. I felt that ugly word rearing it's negativity in my head and suddenly I remembered what Jessie said.

I gave it a try... "I can do this, I can do this". Next thing I know, the mask was back on my face, I was breathing normally, and I was smilling from ear to ear the biggest grin of my life.

With his help and guidance, I eventually became a Divemaster and assisted him in certifying over 400 students!

No longer do I have these 2 four letter words in my vocabulary.

I've replaced them with "I can" and "I will".

We all have it in us, we just need to go the extra mile.

Baking and real estate... Go together?

One of my hobbies is baking. I've been baking for several years and unfortunately, I've had few successes.

Some of my successes include Bagels and a few pies. My goal has always been to make a decent bread. Everytime I try to bake a bread, it comes out the same way: dense and heavy as a brick :( I've used many different recipes and books andthat goal has continued to elude me... Until recently.

Having watched my dissappointment and my lack of success at baking a good bread, Jessie recently purchased a new baking book for me: Secrets of a Jewish Baker. All I can say is, it has changed my baking hobbie!

Arter reading the techniques chapter and looking over the recipes, I tried a recipe for a bread that I've been attempting to master since I started: Italian bread. I followed the instructions step by step and began to realize I wasn't doing a few of the steps properly. Although I had been doing the steps of kneading and resting, I didn't do them the same way the book described.

I finished the dough, placed it in the oven and waited with bated breath...

It worked! My first italian bread that had a use other then a boat anchor! And it was delicious.

So how does this apply to real estate?

As real estate agents we market our services to the public in hopes that customers will see the benefit of using us. If our marketing techniques are not as successful as we hope, we tend to try again. Usually, using the same technique.

By altering our techniques, we may see slight or vast improvements.

What works for one agent does not necessarily work for another. We have to customize the tried and proven methods to our own style and our own personality.

If I didn't have the opportunity to read that new book, I most likely would not have made such a good bread anytime soon.

Likewise, if my marketing techniques are bringing less then desirable results, if I don't alter the process in some way I may not catch on to the one thing that provides me the results for which I am hoping to achieve.

So...

In your business, try different things. Read books and study the ways of successful agents. There just may be that one recipe that helps you achieve the results that eluded you.

It's always a good time to BBQ, err Grill

It's a little brisk out this evening (not like many of you have it in the north), but that didn't stop us from BBQing, grilling.

One thing I learned about in the south, there is a difference between BBQing and Grilling.

Being from New Jersey originally, BBQing was what we did when we threw a few burgers and hot dogs on the grill. In th south though, it's a whole way of life.

Tonight we marinated a few steaks with "Dales Marinade" (This is a really great marinade. Has a light flavor of Soy Sauce and is oh so good).

While we were grilling the potatoes, the family and friends were discussing the difference in the many parts of the country we and they've lived: New Jersey, Florida, Arizona and California. And it was interesting that even though grilling and BBQing had such distant meanings to each of these parts of the country, it dawned on me that what you call somethhing in one place has no bearing on what it is called in another.

Soda or Pop - it's the same thing.

Sub or Hoagie - again the same thing.

So, why am I even writing about this?

It's actually the nuiances that separate the words and their meanings. Isn't it the same with our clients and customers and our businesses? It's the little or big things we do for our customers that sets us apart from our peers.

Just a little reflection and insight on BBQing, err... Grilling :)
