Per an article published by FAR (FLORIDA ASSOCIATION OF REALTORS®):

New law gives first-time buyers $7,500 tax credit... Tell first-time homebuyers it’s time to commit:

A provision of the recently-passed federal housing recovery bill gives first-time buyers an interest-free loan of up to $7,500 in the form of an income tax credit.

The credit equals 10 percent of a home’s cost up to $7,500, and applies to any single-family residence (including condos and co-ops) to be used as a buyer’s principal residence. Read the full article here.

Other news Freddie Mac reported Thursday that the nationwide average for 30-year mortgages dipped to 6.52 percent this week, down from 6.63 percent last week. Read the full article here.

Recently, Country Home magazine, in conjunction with Sperling's BestPlaces, reveals that Panama City/Lynn Haven is one of the best 'Green' cities in the United States.

As gas prices rise, home buyers have become more interested in exploring a green lifestyle.

"The Best Green Places study, which is based on data discovered by Sperling's BestPlaces, examines 24 data metrics in 5 major categories -- including air and watershed quality, mass transit usage, power usage, farmers markets, organic producers, and number of green-certified building." While we may not have made the top ten of this list, we did manage to obtain position #107 out of 379 edging out other major Florida metropolitan areas such as #111 - Tallahassee, #146 - Pensacola-Ferry Pass-Brent and #177 - Fort Walton Beach-Crestview-Destin and other Florida cities.

Panama City Real Estate - Market Summary

As usual, thanks to every one of my wonderful customers July has been a very exciting and busy month.

With the addition of a new team member (Leslie J. Newmans) as well as additional resources to assist my customers, I continue to set the standard in the Panama City Real Estate market.

As usual, I've posted the latest Panama City Florida Real Estate market summary from BCAR for your convenience here
Single family home prices and the number of new listings dropped slightly from the previous month, however that's not necessarily bad news.

Why?

We've had quite a few homes on the market where the pricing has not matched the market trends. Typically, this means they are priced above market price and buyers pass them by without notice.

As more of these over priced listings fall out of the market, or have their prices adjusted and sell, we'll see more movement and improvement in our local Panama City Real Estate inventory.

And that's a good thing!

In addition this month, myself and many other agents are attending the Keller Williams Mega and bringing with us many developer and builder projects.

Our goal is to offer these projects to outside investors and developers and "kick start" additional purchasing and development interest in the Panama City and Bay County Real Estate market.

As we have a new team member - Leslie Newmans, Jessie is helping her get setup with her technology.

One thing he is helping her with is her email signatures and I thought others might benefit from this as well.

Here's his instructions:

Start Microsoft Word and go to the Tools menu.
Click Options, and then click the General tab.
Click the E-mail Options button (lower right corner of the dialog box), and then click the E-mail Signature tab.
In the "Type the title of your e-mail signature or choose from the list box" field, type a name for your signature. Example: My Email Signature.
In the text box "Create your e-mail signature", type the text or insert pictures etc., that you want to use for a signature.
Use the formatting tools to apply formatting to your text.
Click Add.
Rinse and repeat as necessary.

You can add separate signatures for each email address you have.

An additional note:

If you have an image of your signature (jpg etc.) you can use that as part of your email signature.

Don't know how to get an image of your signature? Here's how:

If you have electronic faxing, sign a piece of paper and fax yourself. Then using paint (refer to my other tip about images), cut and size the image and save it.

If you have a scanner, sign a piece of paper and scan it.

Repeat the image instructions above.

Florida Housing Finance Corporation’s HOME OWNERSHIP POOL (“HOP”) PROGRAM is designed to be a noncompetitive, ongoing program, with qualified Developers reserving funds for eligible home buyers to provide purchase assistance on a first-come, first-served basis in purchasing an affordable new home.

Panama City International Airport - We're almost a go for construction!

I meant to post this the other day and just got too busy to post...

I've just received this excellent news from the Bay chamber of commerce...

Today, Jan. 28th, the Panama City/Bay County International Airport announced the stay on construction for the new airport has been lifted by the US Court of Appeals. The Next step is in the hands of the Army Corp of Engineers to lift their suspension.

The Airport also announced US Air will begin servicing Panama City in April.

We're once again on track!

This is the best news we could possibly have for the residents of Bay County Florida.

Buyers and investors: with interest rates the lowest they have been in 4 years, as well as this announcement, it's time to open the flood gates and start buying and investing!

Panama City Real Estate - Army Corps suspends airport's wetlands permit

The latest attempts to stop the Panama City International Airport have been reported in the Tallahassee Democrat...

The U.S. Army Corps of Engineers has suspended a permit for the proposed new international airport in Bay County following a court's decision to issue a stay in a related legal challenge. The St. Joe Co. has agreed to donate 4,000 acres for the airport as part of a plan for building thousands of homes in addition to commercial and industrial buildings.

Many of the Panama City-Lynn Haven area projected growth rates were linked directly to the new Panama City International Airport.

To continue its present rate of growth, the area requires this project continue on schedule without additional delays.

Pecans in the country...

I don't remember where I heard this funny story, but I thought I'd share it with everyone.

Pecans in the Cemetery

On the outskirts of a small town, there was a big, old pecan tree just inside the cemetery fence. One day, two boys filled up a bucketful of nuts and sat down by the tree, out of sight, and began dividing the nuts.

"One for you, one for me. One for you, one for me, "said one boy.

Several dropped and rolled down toward the fence.

Another boy came riding along the road on his bicycle. As he passed, he thought he heard voices from inside the the cemetery. He slowed down to investigate. Sure enough, he heard, "One for you, one for me. One for you, one for me."

He knew just what it was. He jumped back on his bike and rode off.

Just around the bend he met an old man with a cane, hobbling along.

"Come here quick," said the boy, "you won't believe what I heard! Satan and the Lord are down at the cemetery dividing up the souls."

The man said, "Beat it kid, can't you see it's hard for me to walk."

When the boy insisted though, the old man hobbled to the cemetery. Standing by the fence they heard, "One for you, one for me. One for you, one for me..."

The old man whispered, "Boy, you've been tellin' the truth. Let's see if we can see the Lord." Shaking with fear, they peered through the fence, yet were still unable to see anything.

The old man and the boy gripped the wrought iron bars of the fence tighter and tighter as they tried to get a glimpse of the Lord.

At last they heard, "One for you, one for me. That's all. Now let's go get those nuts by the fence and we'll be done."

They say the old man made it back to town a full 5 minutes ahead of the boy on the bike.

Well, thankfully I've been quite busy lately and haven't had time for updates. But Panama City Florida is alive with news and I'm very pleased to be apart of it.

Now that the first end of year holiday, Thanksgiving is behind me, I can focus on the next - Xmas.

In the meantime, a few personal and professional updates...

My team member (and personal technical guru) Jessie Cochran, has opened a new website for his consulting business - Cochran Consulting. The website is 2 weeks new and he says there is still allot to be done, but he's making headway. Feel free to visit the site, I'm sure he'll have lots of useful technical information coming up.

Jessie is also about to release his new real estate website: Panama City Commercial Real Estate. He says it should be live in time for the new year! Focusing on Panama City Commercial Real Estate and Businesses for sale, I believe it will be the premier website in the area for Commercial and Business information. Look for it soon!

Look for another great home for sale listing in Panama City Beach. It's a beautiful 3 story bay front home with a private elevator and boat dock. I'll be posting more information on that very soon (I need to get some pictures and it was cloudy today)!

I've added a few new features to Panama City Real Estate- my website, as well. Including a new site blog for local news, information and more.

Also, I'm very pleased to announce that I've been selected as an "Expert Author" for several of my recent articles. Visit my article pages for more information or to read my articles. If you need content for your website or blog, contact me and I'll send you a wonderful article or two.

On a more personal note:

Our Century 21 Smith & Associates, Inc. office xmas party was wonderful. We all had a great time and I even tried my first cigar (Yech), thanks Todd! It was quite an experience. As soon as I get the photos, I'll post them.

Well back to work. I've got several closings this week and Jessie has asked for my help with the new website.
