Hyde Park presently has about 135 properties listed for sale. During the month of September there were only 5 sales a drop from the previous month which had 13 sales. Most of the homes on the market falls between the 100's-400's range so there are many buying opportunities.
With such high inventory level I will give Hyde Park sellers the same advice I have given to other sellers, price right, stage and most of all provide access.

Tonight I attended a performance at the Frank Gehry designed Richard B. Fisher Center For The Performing Arts at Bard College.
To tell you the truth I was rather skeptical when I was told the dancing would be done on the roof. Now when you take a look at the roof you will see just what I mean.
To me this looked like it would be sucidal however by the time the performance came to an end I had changed my mind, yes I can admit it, I really enjoyed it especially when the dancers did a piece which reminded me of riding on a train.
This performance is known as Rapture and was specially choreograph by Noemie Lafrance for Bard College. There are still 2 performance left this weekend, 7:00 PM on Saturday and Sunday.
I was a bit annoyed with myself for leaving my video camera home but I was able to record a short clip on my regular camera, so enjoy this short video.

With less than 3 months until the end of the year Red Hook sellers have much to ponder. At this moment there are 79 homes available for sale in the town, and 5 in the village. In 200763 homes sold in the town and 3 in the village. To date only 37 homes have sold, therefore to match last year's numbers 29 homes would have to be sold in less than 3 months. Even if this was achieved there would still be a year's worth of inventory left over.
I won't kid you, this has been a challenging year for many. Who would have imagined that words like credit squeeze, short sales, foreclosure and bankruptcy would have become a part of our everyday speech?
So Red Hook home sellers here are a few questions I would like you to consider.
Why is your home on the market? And how motivated are you to sell?
If your home has been on the market a while, have you made the appropriate price adjustments?
Have you kept up with what is happening in the local real estate market by reviewing market reports, keeping abreast of what your competitors are doing to gain a competitive edge?
Could your home benefit from home staging to make it more marketable?
If you are relocating did you know other markets also have high inventory?so if you can't get the price you would like on your Red Hook home it is possible you could get a bargain where you are relocating to?

There is just one quarter left in the year and many sellers are hoping that their property will get sold by year end.
In 2007 37 homes sold in the town of Rhinebeck; so far this year 23 have sold, therefore in this quarter 14 houses would have to be sold to match the 2007 numbers. In the village there were 22 sold in 2007 and to date 13 have sold which also meant 9 sales would be necessary to match last year.
As can be seen from the report below there are about 56 homes available in the town for sale and 29 in the village. Based on an analysis of prior years it is safe to say many of these will not close by the end of the year.

So what should a buyer do?
Since this is the last quarter there are sellers who will want to sell before year end, so this would be a good time to look for a home I am sure there are many negotiating opportunities.
If you are thinking of buying remember one of the first thing you need to do is to get pre-approved. With the present financial crisis the recent buzz is to try your local lenders.
Find a Realtor who will look out for your interest, consider an Accredited Buyer's Representative (ABR)
To get the best out of the relationship you should see your Realtor as a valued partner.
If you are a first time buyer make sure to ask your lender or agent about programs that could benefit you.

Hardscrabble day was held on September 20th and we were delighted that the weather was just perfect, since most of the events were held outdoors
It is my belief that a picture is really worth a thousand words so I prepared a virtual tours and a couple videos to give you an idea of what it was like.
I am sure the community would also want to join me in thanking the Red Hook Chamber of Commerce and the Hardscrabble committee; yes you did an awesome job.
On September 20th, Red Hook held its annual Hardscrabble Day celebration. The name of the celebration refers to the fact that originally Red Hook consisted of what is now known as Upper Red Hook while the rest of the town was known as Hardscrabble (a name signifying a tough existence).
The highlight of the day was a free concert, sponsored by Woodstock radio station WDST and other local businesses, featuring rock musician Dave Mason. I recognized his 1977 hit "We Just Disagree." He was in good voice and sounded just like the record. According to my husband's review, Dave played as well as ever, the band was tight and all of the old favorites were played as well as two songs from an upcoming album.
Dave played much of his 1970 classic album "Alone Together." He also featured songs from his first band Traffic such as "Forty Thousand Headmen", "Dear Mr. Fantasy" and "Feeling Alright." A big favorite was also his version of Bob Dylan's "All Along the Watchtower" (He arranged and played on Jimi Hendrix' version of the song from the album Electric Ladyland). He will be releasing his first new album in many years on October 14th and from the sound of this concert it should be worth checking out (see Dave's website for details).
At CSS Bard there will be an opening reception of The Greenroom Reconsidering the Documentary And Contemporary Art which will run from September 27th 2008 - February 1, 2009.
The opening reception will start at 1:00 PM this Saturday and will feature a lecture by Hito Steyerl entitled " Documentary Uncertainty".
On Sunday there will be a panel discussion on "Problem Of Realism"
The exhibition will feature work from about 43 invited artists as well as works of 37 artists from the Marieluise Hessel Collection.
For many this was an extremely stressful week, and this could be a situation facing many for weeks and months to come.
It is important to remember that no matter how tough it might get, you need to find some time to relax. I find listening to the waves rather relaxing, so here is a video I would like to share with you from my vacation in Cape Cod.
I am in a state of denial; I just don't want to admit to myself that the summer is winding down and the cold weather is just around the corner. I suppose like many consumers in the area the cost of heating oil is never too far away from my thoughts. Yes, we are hoping for a really, really mild winter but being realistic I know it probably won't be the case.
Recently, I read a post by my friend Monika McGillcuddy about fall in New Hampshire and I was forced once again to face the fact that the fall is upon us. The truth is, I really love the fall, all those vibrant colors really get my attention. When I was growing up on a Caribbean island I never saw such dramatic changes in the colors of the leaves. So, when as a child I saw the fall colors in a book I thought the photo was doctored up. So, I can't tell you how thrilled I was the first time I experienced a fall in the Northeast and I have never lost that thrill.
The Hudson Valley with it's vast variety of trees does put on a spectaular show of colors and as Monika pointed out this year was rather wet so we are likely to have a great year. The I Love New York Site does provide great information on the various leaves and you can call to get updates on the various stages of the coloring. For those who might still not be too clear as to why the leaves change colors here is a simple scientific explanation.
It is best to make a weekend of it and also tour some of the many wonderful historic sites around. Since many do enjoy this activity it is also important to book a hotel room or B&B early or you might find yourself without a room.
After putting this together I just can't wait to get my camera out. I am hoping I can take a cruise on the Hudson River. That should be awesome.
Gallatin is also a town located in the southern part of Columbia County. According to the 2000 census it has a population of about 1499.
