Time spent with family is so precious - 12/29/08 01:24 PM
Time spent with family is so precious
It seems like just yesterday that I had two young children.  Today both are young adults who make me rather proud.  I was uploading pictures to Flickr and  came across this picture of a day spent at MOMA with my son.  This was just a reminder of how precious time spends with our children is.
Before you know it they are grown and out of the house. So don't waste these precious moments.  I always thought about the song "Cats in the Cradle" and wanted to make sure I never had those regrets.

Is your Dutchess County home scheduled for showing tomorrow? - 12/21/08 10:53 PM
If your Dutchess County home is scheduled for showing tomorrow you might have spent today shoveling.  Two weeks in a row we have had bad weather, first ice, then lots of fluffy snow.

It is important to provide access to buyers but only if the conditions are right.
Here are a few steps to take before agreeing to a showing during the winter months.
Shovel or plow your driveway or path to the door. You might need to apply salt or similar products to the driveway to keep it free of ice.  The forecast for tomorrow is for lower temperatures, some wind and icy … (20 comments)

A Year Has Gone By And My House Did Not Sell - How Come? - 12/19/08 04:05 PM
A Year Has Gone By And My House Did Not Sell - How Come?
Due to the nature of real estate (most of us need to live somewhere) many properties sold this past year, although not as many as a few years ago.  The market this year has presented many challenges, such as, the credit crisis, and both resales and brand new homes had to compete with foreclosures and short sales.
So how did some sellers manage to sell in this market? Here are a few tips:
They made sure their property was priced correctly right from the very beginning. They were more aware … (27 comments)

Winter Market in Red Hook was a success despite icy weather.
Despite the icy weather and the power outage, I am happy to report that the Winter Marketat the Elmendorph in Red Hook was held as planned and many turned out to participate.

Northeast Ice Storm wasn't a pleasant experience - 12/13/08 10:01 PM

Northeast Ice Storm wasn't a pleasant experience
On Thursday December 11th there was rain, wind and ice and finally the electricity went out.  It was hard trying to sleep that night because it was cold and you could hear the wind as well as the branches breaking.  We had hoped that by Friday the heat would be back on but this did not happen because of the damage done.  According to news reports there were over 500,000 consumers without electricity in the Northeast.  Thankfully the lights came back on tonight, it is sure nice to have water once again.

Winter Market at the Elmendorph Red Hook NY - 12/10/08 02:07 PM

It is hard to believe this beautifully restored 1750 building was in a state of disrepair until it was rescued by a group called "The Friend of the Elmendorph " in the 1970's.
Today you can view many old photographs and artifacts of the area here.  This building is also put to good use by various groups in the community.
The latest usage will be for a winter market.  So what makes up this winter market?
It will be a first of it's kind in the village of Red Hook and is more likely the type of market you would find … (15 comments)

Wordless Wednesday - Scene from Bard College - 12/10/08 07:19 AM

This is a scene you will encounter on the beautiful grounds at Blithewood on Bard College campus.  I was really intrigued, and as a result wrote a post about this, which you can read here. There is alway a lesson that we can learned from nature.

Tips Countdown: #25 Debt-to-Income Ratio (DTI) - 12/07/08 08:31 PM
Ken Cook is always sharing his knowledge of the mortgage industry with both clients as well as real estate agents.  We share a similar philosophy -that of educating the consumer.  This particular post in very simple terms covers an issue which concerns many who are trying to get a loan in this climate of tighter credit.

Dutchess County Market Report For November 2008 - 12/06/08 03:10 PM
With a 28.7 percent drop in the number of sales to 87;  down from 122 same time last year, and a starting inventory at the beginning of the month of 2197 it is fair to say there is over 2 year worth of inventory.
WHY THIS COULD BE A GOOD TIME TO BUY
Lots of inventory to chose from ,and sellers more willing to negotiate. With a good credit history  you can get a mortgage at  a lower rate. Owning in some cases is more advantageous than renting.    Breakdown of the numbers for single family Detached
Median Selling Price - $ 299,000 a decrease 3.5% from November … (17 comments)

Red Hook NY Real Estate Market Report November 2008 - 12/05/08 09:39 PM

After reviewing the sales trend over several months I predicted a large inventory would  be carried forward to 2009.  This month there were only two sales of single family detached homes and 3 offers.
Mortgage price has dropped, so has the price on many properties.  There is talk of some intervention to bring mortgage price even lower but only time will tell.  This month because of the lower rates many are using the opportunity to refinance to get a better rate or to get some equity out of their home to help them through this challeging time.
Here is the … (8 comments)

Wordless Wednesday - It's a Dog's Life - 12/03/08 11:31 PM

The facial expression could be interrupted in so many ways.  I will leave it to the reader to come up with their own interpretation. I personally could not resist such a face and I suspect it will be the same for other.

Rhinebeck NY Real Estate Market Report November 2008 - 12/01/08 10:55 AM

We are fast approaching the end of  2008 and many homeowners are still hoping to get their home sold.  The number of sales is still small in comparison to listings; however just last week interest rate dipped below 6% so this might entice more buyers into the market..  Like other communities, this area too has had to confront foreclosure; this recent blog by E. Jeffrey Dolfinger shows no one is immune to being foreclosed on.
Here is the real estate activities for the month of November compiled from data from the Mid Hudson Multiple Listing services on December 1st.
