Dutchess County residents do you have flood insurance?
Do you have flood insurance? Today finally it stopped snowing so I ventured out to the store to replenish my cupboards.  Driving along I saw evidence of melting snow, and standing water now in areas I have not noticed before.
Since I am a Realtor immediately I started thinking about flooded basements.  Then I wondered how many  have flood insurance, and how costly it will be for those without coverage.

Speechless Sunday - Sneakers abandoned  in the sand
Have you ever been tempted to abandon your sneakers or slippers in the sand?  I can surely understand such an urge.  After walking for some time your shoe gets filled with the sand, and the friction between shoe and sand is not a great feeling.
I do hope the owner of these sneakers did return to retreive them.

 Jean Hasbrouck House On Huguenot Street In New Paltz NY
 The Jean Hasbrouck house is the first of the historical house you will see if you approach Huguenot street from North Front street.
 According to the historical marker in front of the house it was built around 1712 but some further research now points toward the 1720's.  If that was the case,  then Jean never lived in the house since he died in 1714, so the house was probably built by the son.

Many home-buyers are families with young children and sometimes they come along on the showing appointment ;  so do you engage young home-buyers?

 I know that with the snow and cold weather still here it is hard to think about spring. However, it is just around the corner and for homeowners planning to sell now is the time to start thinking about what you can do to achieve this.

A month of milestones here at AR and your introducton to JFIVE Homes Realty LLC
It has been a little over three years since I first embarked on my journey into the blogging world and I have thoroughly enjoyed the trip.
I remember the very early days when I was nervous about writing my first post, and when I received my first comment I didn't even respond because I did not know how.
Just a few days ago, I noticed that I had accumulated over 500,000 points which indicated that I have been a consistent contributor to this network.  Of course, I so appreciated those who sent me direct messages about this milestone.

 The Historic DuBois House on Huguenot Street in New Paltz NY
The DuBois House is the second house I am featuring in my series on the homes on Huguenot Street.
Accordiing to what I have read this was built as a fort in 1705 and was first listed as a 1 story home but evolved into the present 2 story structure sometime between 1705 -1830's.
The house is now home to a gift shop, tour office and exhibits on the second floor.

Historic homes on Huguenot  Street in New Paltz NY
Huguenot street is a place where it appears as if time stood still.  It is really amazing to see six historic homes still standing on the same street. Built in the late 1600's these are some of the oldest homes around.  Today I will feature one of the six homes.




Huguenot street is a National Historic Landmark.  The street has been lived on since 1677 when it was founded by 12 protestant families who were refugees from France.

The Red Hook Winter Market will be held tomorrow February 13th at the historic Elmendorph Inn.  If you have not had an opportunity to attend the previous events I think a visual tour might just do the trick. 

 
Need wool or some very colorful yarns? Then you are in the right spot.

It is always wonderful when you can do the kind of work that makes you really happy.  These ladies love what they do and I was amazed at some of the knitted items offered at the Red Hook Winter Market.

Horses in the snow. I would think a warm barn would be more inviting but the attraction must be the view of the beautiful Catskill Mountains.
Here in the mid-hudson Valley you can find many horse farms, some big and others just having one or two horses.
For some looking for second homes, the romantic idea of owning horses and being able to ride them is a big thrill.  On a few occasions, I have even encountered riders taking a trot down the middle of a country lane.

Real Estate Market Report For Dutchess County NY - January 2010 - 02/07/10 11:54 PM
During the month of January 14 more single family homes were sold, when compared to last year.  However the average selling price was down by 13.7 percent.  The median on the other hand was up 2.7 percent.  There was a slight drop in the days on market  as well as in the inventory.  The purchase offer at the begining of the month was down 14 percent.

Why are buyers so in love with FHA? - 02/07/10 06:47 PM
Just a few years ago, in my marketplace not many considered getting an FHA loan because it was thought to be a difficult process and there were other easier to obtain mortgages available.
How things have changed. Today, FHA seems to be on the tip of the tongues of buyers.  Recently, every potential buyer I have spoken to wants to find a home that could be purchaesd with an FHA loan.
So what does FHA stand for? The acronym stands for Federal Housing Administration.

Speechless Sunday - I Just Want To Blend In - 02/07/10 01:07 PM
 
Looking at a photograph we could all see something different.  When I see this photograph the phrase that comes to mind is:  I just want to blend in.  This shed are outhouse blends well with the surrounding trees with the exception of bricks.
Okay so then my imagination got the better of me and I couldn't help thinking about all those people who try really hard to fit into peer group, a social group but there is always something sticking out just like those bricks.
My recommendation embrace your bricks.

Real Estate Market Report For Hyde Park NY - January 2010 - 02/07/10 12:00 AM
In Hyde Park during the month of January 3 homes sold, ranging from $85,000 a banked owned property to $227,500.  The majority of the properties available for sales were priced under 300,000.  With those prices first time buyers could find a home to call their own and benefit from the Tax credit.

Real Estate Market Report Rhinebeck NY - January 2010 - 02/06/10 11:02 PM
During the month of January 2010 there were 5 sales in the Town of Rhinebeck and 2 in the village.  Of the 12 active listings 7 were priced over $ 700,000 and 4 of those over $1,500,000.
If you are considering selling your Rhinebeck home this is a good time to do so, of course it is important to make sure the house is in condition that will attract buyers.  With that in mind now would be the time to do some spring cleaning.

Bocuse d'Or USA Competition at CIA in Hyde Park NY - 02/05/10 11:56 PM
What is the Bocuse d'Or competion? I was told Iron Chef is modeled after this event. So if you are a foodie you will want to head over to the CIA in Hyde Park tomorrow  February 6  to catch the finals.  The winner of the competition will compete in Bocuses d'Or international.
The CIA (Culinary Institute of America) is very honored to be hosting such a competition.  There is much activities planned for the day such as celebrity Chef Demos and Seminars.   The event  will run from 8:00 Am to 6:00 PM

Food Drive In Red Hook NY - We Need Your Help! - 02/05/10 10:26 PM
It is a new year but many are still suffering from the economic downturn, and even our Red Hook community has not escaped this situation.  Over the last year, we have seen are heard of many food pantries going empty.  This has left many without the basic necessities.
Last year The Town of Red Hook Seniors services committee held a successful Food Drive to which you contributed generously, however a need still exist.  With that in mind 2 events are scheduled this month.

Wordless Wednesday - I could use some wool this winter - 02/03/10 11:20 PM

Looking at this picture of sheep I could not help thinking about wool; and it is understandable because of the frigid weather we have experienced lately.   A  little wool would come in handy, that is if you know what to do with it.
I also thought about the fascinating process of  shearing of sheep and I personally prefer them after they have been sheared since they look so clean, almost snow white.
