Working With First Time Buyers Can Be So Rewarding - 05/31/11 11:45 PM
I find working with first time buyers rewarding. Today I was happy when a couple I was working with closed on the house they want to make their home. This was a 4 bedroom raised ranch on a street with many mature trees. My client liked the peacefulness of the area. The property was nicely landscaped, and I know this summer many hours will be spent in the enclosed porch and deck. During the home buying process I also discovered we shared a passion for gardening so I know we will be swapping plants. Yes watching the smiles on the faces (5 comments)
During the last 4 years I have had many wonderful opportunities as a result of Blogging. Recently I was interviewed by one of the local Business Journal HV Biz regarding real estate in the Hudson Valley. Bill Fallon asked some really good questions, he really wanted to know the status of the market so I was delighted to give him answers I was made aware of the publication by Google alert. A couple days went by and my husband asked, why I had not posted about the article, and my response was do I have to? I did include it in my newsletter. (14 comments)

Yesterday I wrote a post entitled "Do you look below the surface?" using an unopened Iris. I promised that for Speechless Sunday I would show what was below the surface of that Iris, so here goes:
You might be wondering what an unopened Iris has to do with looking below the surface. Well if you have been in real estate for sometime you would have noticed how some homebuyers are able to look beyond the clutter or disrepair, and identify a great buy or even that dream house. Sometimes even you the real estate agent might not be able to see it. The buyer goes ahead with the purchase and you watch the progress month after month and then a beautiful house emerges and it is still hard (6 comments)
Wordless Wedesday-Another old house in the Hudson Valley - 05/25/11 11:59 PM
Wednesday is the usual Broker's Open House Day and today I saw some really lovely homes. One of the house was located in such a manner that the views of the Hudson River and Catskill Mountains were just magnificent. I took a break between open houses to get some plants for my vegetable garden and on the way, here is a lovely old house in the Hudson Valley that I saw. On the side of the house was inscribed 1766 and it sure looks like it was built around that time period.

There are so many reasons why spring is special. Today while at my Rhinebeck open house I found one such reason. Sitting on the deck I could see and hear the birds chirping, and looking around I saw this rather stunning flower. I ran for the camera and I was please to see it looked as good in the photo. What a stunning flower!
How not to iritate the buyer at the walk-thru - 05/20/11 08:20 AM
So your home is in contract and the closing is around the corner. You are really going to miss the old place. Just keep in mind, the deal is not 100 percent done until closing. Before you get to the closing there is the little matter of the final walk through by the buyer and his or her agent. Some times this is where a seller can trip up; so, here is a list of things you should not do so as to irritate the buyer. Do not move items to the attic that should have been removed. Old Dutch Village Garden Club Plant And Bake Sale May 20th in Red Hook - 05/19/11 10:54 AM
Each year the Old Dutch Village Garden Club hold an annual plant and bake sale, so come out and get some new and interesting plants for your garden. This year the sale will be on May 20th at 9:00 AM in the Memorial Park in Red Hook. The plants comes from the gardens of the members of the club. Proceeds from the sale is used to fund projects such as a scholarship to a Red Hook High School Senior. The members of the club take great pride in their gardens so you won't be disappointed with your purchase. Many come year after (4 comments)

Historic Hyde Park A Perfect Day Trip Destination - 05/18/11 11:29 PM
Historic Hyde Park is a perfect day trip destination if you live in the Hudson Valley Region. Did you know you can take Metro-North trains to the Poughkeepsie NY station and with a reservation you could catch the Roosevelt Ride a shuttle that would take you to the historic sites in Hyde Park? With more people staying closer to home this is an ideal trip to take.

Dutchess County Real Estate Market Report April 2011 - 05/14/11 08:24 PM
Dutchess County market report for April when compared to same time last year showed a decrease in the number of single family homes sold by 25.2% going from 123 to 92. So what sold this April? More than half of the sales were below $300,000; however 10 homes sold above the half a million mark and 2 of these homes were brand new construction by Toll Brothers. Rhinebeck had the honor of having the most expensive sale, a house from 1865 for $952,500. There was just a slight increase in both average and median selling price when compared to same time (2 comments)

Rhinebeck real estate market report revealed 7 sales during the month of April ranging from $278,900 to $952,500. How does this compare to the same time last year? There were the same number of sales in Rhinebeck during 2010; however the price range of homes sold was lower - $160,000 to $679,000. 3 of the 7 homes sold this April were built between 1830 and 1865. These 3 homes are located in the village. At present the oldest stone house in Rhinebeck is also on the market There are many homes to choose from in Rhinebeck and as a second home (10 comments)
Red Hook New York Real Estate Market Report for April 2011 - 05/10/11 11:45 PM
In Red Hook, during the month of April, 4 single family homes sold ranging from $95,000-195,000. Yes, none of the sales were above $200,000 and two of the properties were bank owned. When compared to the April 2010 market report it seems the market was better then with 6 sales ranging from $163,000 to $459,000. During the month there were no sales in the village although 2 new properties came on the market. Also worth noting, 2 million dollar properties were added to the inventory and that is why the average list price was $596,483. The highest list price for the (5 comments)
Testing my new camera-Dogwoods - 05/10/11 09:27 PM
I was so sad my old camera died. it was such an invaluable tool. I still find myself turning it on hoping that by some miracle it will work again. Although, deep down, I was hoping that it would still work I am also realistic; a camera is an essential tool for a real estate agent. Taking photographs is a cherished hobby, however, I don't like to have too many buttons or a long menu to deal with on a camera. If I see something I want to photograph I want to do it in the moment, not spending time setting up the shot or putting (27 comments)

Living in the Hudson Valley you get the opportunity to run across a variety of scenes. I saw these little fellows out in a field examining the vegetation, and looking as if they were trying to decide what should be on the lunch menu. As a real estate professional I am so glad I get to spend a good amount of time outdoors.
