Spent last week in Cape Cod, I was in need of some downtime. One day I visited Bass Hole, took a walk on the boardwalk and admired the mashland. It was a refuge for wild birds who provided some entertainment. The only regret was, I did not get a chance to go back and capture the sunset. (6 comments)

I think it is the heat, I am attracted by every body of water. As a real estate broker I am up and about and I get to see these little nature treats.A couple days ago I was in Elizaville showing homes and I was drawn to the Twin Lakes; it was 9:00am and the scene was so inviting. Twin Lakes as the name implies consist of two lakes, and they are across the road from each other.Around the lakes you will find many small cottages, lakefront properties are popular as second homes. This is a mesmerizing view. Last Thursday The Old Dutch Village Garden Club held their annual picnic at one of my favorite Hudson Valley spot, Clermont State Park. I was not sure I could stay for the event because I don't cope well with the heat; however the locust trees provided shade and the breeze from the Hudson River gave me a needed break. The company and food made it all perfect. Yes even Realtors need a break.
Hyde Park Real Estate During June in Hyde Park NY there were 11 single family homes sold, which was more than a fifty percent increase over June 2011, when there were 5 sales. Back then, 3 of the 5 sales sold at a price above $200,000. This June, 9 of the 11 Hyde Park single family homes sold at a price under $200,000. This was not a surprise, for if you read the real estate report for Dutchess County, both median and average prices fell, and so this was expected (5 comments)

Rhinebeck NY Real EstateIn Rhinebeck during June 2012, 5 homes sold in the town and 3 in the Village. The Price range of the homes sold started at $220,000 and went as high as $999,950. The least expensive home was the smallest, it had square footage of 1260. The house with the most square footage was the Rhinebeck house sold on Troy Drive, it had square footage of 3100. Pretty Wild Flowers, Wordless Wednesday - 07/11/12 07:16 PM
Yesterday I wrote a post about my trip out with my camera to visit with nature, and see pretty wild flowers. The post was entitled Vine because that was one of the things I encountered. It is truly amazing the number of wild flowers you can see in a matter of minutes, each one special in its own way.For instance, the yellow flower looked so delicate, you could see the details that went into the design, which made it appealing to the eyes. Dutchess County Real Estate During June 2012 in Dutchess County 12 more single family homes sold than in June 2011 which was an increase of 9.8 percent. However both the median and average prices fell. On closer examination I noticed the median of $243,000 and the average of $294,005 were the lowest recorded over the last 10 years. Two thirds of the 135 homes sold, these sold for less than $300,000. At the same time it was good to see the days on market going down 12.7 percent going from 157 in June 2011 to 137 this year. This was made possible because of the construction of the Kingston Rhinecliff Bridge in the 1950’s which connects Dutchess and Ulster Counties across the Hudson River.Because of the high water table these College Park ranches were constructed on slab foundations. Old Post Road North was a significant route before it was replaced by what is now known as Route 9. Many historical events I am sure occurred along this route. As the story goes, George Washington slept at the Historic Thomas House on nearby Spring Lake Road.With that in mind, it is no surprise that that many antique homes are found on Old Post Road North in Upper Red Hook NY. No change in the median price, however the average sale price fell 18.8 percent going from $337,452 last May to $309,591. Days on market fell by 3 day, and at the same time there was a 34 percent increase in the number of purchase offers, an indication of more market activity.Speaking to some of the agents in the marketplace they are also noticing the uptick in the market.
