Spent last week in Cape Cod, I was in need of some downtime. One day I visited Bass Hole, took a walk on the boardwalk and admired the mashland. It was a refuge for wild birds who provided some entertainment. The only regret was, I did not get a chance to go back and capture the sunset.

I think it is the heat, I am attracted by every body of water. As a real estate broker I am up and about and I get to see these little nature treats.A couple days ago I was in Elizaville showing homes and I was drawn to the Twin Lakes; it was 9:00am and the scene was so inviting. This is a mesmerizing view.   Last Thursday The Old Dutch Village Garden Club held their annual picnic at one of my favorite Hudson Valley spot, Clermont State Park.  I was not sure I could stay for the event because I don't cope well with the heat; however the locust trees provided shade and the breeze from the Hudson River gave me a needed break.
The company and food made it all perfect.  Yes even Realtors need a break.

Back then, 3 of the 5 sales sold at a price above $200,000. This June, 9 of the 11 Hyde Park single family homes sold  at a price under $200,000. Yesterday I wrote a post about my trip out with my camera to visit with nature, and see pretty wild flowers. The post was entitled Vine because that was one of the things I encountered. It is truly amazing the number of wild flowers you can see in a matter of minutes, each one special in its own way.For instance, the yellow flower looked so delicate, you could see the details that went into the design, which made it appealing to the eyes. During June 2012 in Dutchess County 12 more single family homes sold than in June 2011 which was an increase of 9.8 percent.  However both the median and average prices fell.  On closer examination I noticed the median of $243,000 and the average of $294,005 were the lowest recorded over the last 10 years.  Two thirds of the 135 homes sold, these sold for less than $300,000.  At the same time it was good to see the days on market going down 12.7 percent going from 157 in June 2011 to 137 this year.  The inventory also … (7 comments)

No change in the median price, however the average sale price fell 18.8 percent going from $337,452 last May to $309,591.
