      <title>Speechless Sunday I might be different but I hold my head high.</title>
      <description>&lt;p&gt;Last week I had the opportunity to run across lots of horses, such magnificent creatures.&#160; Within the group I saw one horse that looked different from the rest, a silver looking horse. What struck me about this horse is the way it stood out among the crowd, it was if he knew he was different but that did not stop him from holding his head high.&lt;/p&gt;

&lt;p&gt;In&lt;strong&gt; Hyde Park&lt;/strong&gt; during January&lt;strong&gt;&#160; 20&lt;/strong&gt; homes came on the market, just in time for the buyers&#160; out looking due to the mild weather.&#160; Looks like real estate will be having an early spring.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Break down of the 20 new listings in Hyde Park&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;9 under $200,000&lt;/p&gt;
&lt;p&gt;7 in the $200,000's&lt;/p&gt;
&lt;p&gt;2 in the $300,000's&lt;/p&gt;
&lt;p&gt;1 in the $400,000&lt;/p&gt;
&lt;p&gt;1 in the $500,000's&lt;/p&gt;
&lt;p&gt;These homes ranged in age from 1825-2004 with square footage from 1362-3300.&lt;/p&gt;
&lt;p&gt;I have mentioned in many Hyde Park report that this is a market with great buys, and a good commuter location.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How did this January compare to last year market?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In &lt;strong&gt;&lt;a href="http://actvra.in/5rM" title="January 2011 Hyde Park Report"&gt;January 2011&lt;/a&gt;&lt;/strong&gt; 28 new listings came on the market 8 more than this year.&#160; Last year sales was also 1 less than this year.&#160; The average sale price last year was $209,200 this January $246,100.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title> Dutchess County NY market report  for January 2012</title>
      <description>&lt;p&gt;&lt;strong&gt;Dutchess County real estate market report&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is the first report for the new year and with this usually comes high expectations for the coming year.&lt;/p&gt;
&lt;p&gt;During the month of January 88 single family homes sold, ranging from $50,000 for a short sale in Poughkeepsie to an 1820 estate for $1,225,000 in Clinton.&#160; There was also the sale of a historic farmstead from 1733 for $1,200,000 in Red Hook.&#160; Most of the properties sold were under $400,000, of the 88 only 16 were above $400,000.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How did this compare to last year&#160; same time?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Last year 91 single family homes sold&#160; just 3 more than this year.&lt;/p&gt;
&lt;p&gt;Average price increased by 9.9% over last year going from $274,780 to $301,983&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

&lt;p&gt;Average price increased 14.9% going from $174.031 in 2011 to $199,914 in 2012&lt;/p&gt;
&lt;p&gt;The median saw a decrese of 17.2% going from $190,750 to $158,000.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What happened to winter?&lt;/strong&gt; &#160;Today it was in the 50's and many of us ditched the coats. &#160;It was such a pleasant day to tour some of the new homes on the marke,t and the listing agents were also happy to see us because this time of year attendance is not that great.&lt;/p&gt;
&lt;p&gt;So winter seem like a distance memory but having taken many &#160;photographs of winter I can always get a quick reminder of the way things could be.&lt;/p&gt;

&lt;li&gt;Bank accounts, types, account number and balances&lt;/li&gt;
&lt;li&gt;Information on any bankruptcy or involvement in a distress home sale.&lt;/li&gt;
&lt;li&gt;List of assets, such as stock, bonds etc.&lt;/li&gt;
&lt;li&gt;Life insurance information if the cash value will be used as down payment&lt;/li&gt;
&lt;li&gt;If you are selling a home to make a purchase you will need to show a copy of sales contract&lt;/li&gt;

I suspect in the good old days it was probably th residence of someone with a bit of money. Okay I don't know the real story I just made that up :)&lt;/span&gt;&lt;/p&gt; &lt;p&gt; &lt;span style="font-size: 14pt;"&gt;What I do know is that it was there before the cement factory. To the left of the house is an overpass which went directly to the cement factory, however, once the factory came about the old brick house no longer serviced the purpose of a residence.&lt;/span&gt;&lt;/p&gt; &lt;p&gt; &lt;span style="font-size: 14pt;"&gt;This home certainly long for the good old days.&lt;/span&gt; &lt;/p&gt;

&lt;span style="color: rgb(239, 0, 27);"&gt;silo&lt;/span&gt; on my way back from a closing yesterday, and it got my attention because it was
&lt;span style="color: rgb(239, 0, 27);"&gt;all alone in a field&lt;/span&gt;. I suspect at one time it was once surrounded by other buildings, and grains and feed was stored there.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;
&lt;span style="color: rgb(0, 0, 0); font-size: 16pt;"&gt;Now it stands all alone in this field with just weeds, and invasive vines around.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;big&gt;&lt;strong&gt;You really didn't think&lt;/strong&gt; you were actually going to get &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;that&lt;/em&gt;&lt;/span&gt;&lt;/strong&gt; rate did you?&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;strong&gt;Best way to start this conversation&lt;/strong&gt; is by telling you that companies want to advertise their absolute lowest rate.&#160; The rate advertised is available however few people meet the minimum requirements to get that low rate.&#160; 12 day lock period, 60%LTV 760 FICO score etc.&lt;br&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;strong&gt;You should also know that no two&lt;/strong&gt; borrowers are alike.&#160;&#160; If your neighbor got a higher rate than you it doesn't necessarily mean he got a bad deal.&#160; Several factors are considered when determining what you get as a final interest rate.&#160; We call these factors: &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;Risk based adjustments&lt;/em&gt;&lt;/span&gt;.&#160; These adjustments are made based on the amount of risk that is being taken by the lender.&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;big&gt;The most common risk based adjustments are:&lt;/big&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;big&gt;Loan to value&#160;&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Debt to Income Ratio&#160;&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Credit Score&#160;&#160; &lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;State the property is located&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Loan amount&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Combined Loan to Value&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Escrow waiver&#160;&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Lock period&#160;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Cash out&#160;&#160;&#160;&lt;/big&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;big&gt;All of these will either raise or lower the cost of your loan.&#160; &lt;/big&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;big&gt;*Your neighbor may have had a high debt to income ratio whereas yours was low so that could have raised his interest rate even though you both may have the same credit rating.&lt;/big&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&#160;&lt;/big&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;big&gt;&lt;strong&gt;Here is an example of what adjustments look like on a mortgage rate sheet&lt;/strong&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;big&gt;&lt;img title="Agency Adjustments" src="http://activerain.com/image_store/uploads/1/8/2/8/1/ar132510158318281.png" height="507" alt="Agency Adjustments" style="float: left; border: 3px solid black; margin: 10px;" width="219"&gt;&lt;strong&gt;The word Agency means Fannie Mae and&lt;/strong&gt; Freddie Mac.&#160; These are the companies aka "GSE's" that buy the loan from your bank.&#160; They impose many of the adjustments you see and end up paying for.&lt;/big&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;big&gt;&lt;strong&gt;The numbers to the right are what we call&lt;/strong&gt; "pricing" adjustments, meaning the rate can remain the same but it will cost the customer more or less money to get it. &lt;/big&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;big&gt;&lt;strong&gt;The numbers you see are in percentages.&lt;/strong&gt;&#160; Example: .125 means a cost of .125% of the loan amount. A minus sign in front of the number means a credit, so&#160; -.125 means a credit back to the borrower of .125%.&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Example:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;big&gt;&lt;strong&gt;$200,000 loan amount&lt;/strong&gt; .125% would be $250 cost to the borrower and&#160; -.125 would be a credit of $250 to the borrower to get the quoted interest rate.&lt;br&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;big&gt;&lt;strong&gt;If you have a lot of these&lt;/strong&gt; adjustments it will push the cost of the rate you are targeting higher or lower.&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;strong&gt;Lastly, you need to know that&lt;/strong&gt; rates do not remain the same.&#160; They can and often do change throughout the day.&#160; It is not uncommon to have rates change more than once during a workday.&#160; This adds to the reasons why the rate advertised may not be what you get.&#160; &lt;/big&gt;&lt;/p&gt;

&lt;p&gt;Living in the Hudson Valley I run across buildings from other periods.&#160;&#160; Over the years of have seen a variety of outhouses.&#160; Some were ornate and other were just plain.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;&#160;In Rhinebeck&lt;/strong&gt; during December 2011&lt;strong&gt; 7&lt;/strong&gt; single family homes sold,&#160; the same&#160;number sold in &lt;a href="http://actvra.in/rfg" title="Rhinebeck home sale in 2011"&gt;Rhinebeck during December&#160;2010&lt;/a&gt;&#160;.&#160; The range of homes sold this year was: &lt;strong&gt;$105,000-$675,000&lt;/strong&gt; while in 2010 it was&lt;strong&gt; $339,000-$1,525,000.&#160;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The average price of the home sold was:&lt;strong&gt; $302,500&lt;/strong&gt; in the town and&lt;strong&gt; $257,000&lt;/strong&gt; in the village.&#160; In 2010 the average price was much higher; &lt;strong&gt;$720,780&lt;/strong&gt; in the town and&lt;strong&gt; $422,000&lt;/strong&gt; in the village.&lt;/p&gt;
&lt;p&gt;Now that 2011 has ended it was reported that &lt;strong&gt;51&lt;/strong&gt; single family homes listed on the Mid Hudson MLS&#160; sold in 2011.&#160; &lt;strong&gt;35&lt;/strong&gt; of these homes were in the town and &lt;strong&gt;16&lt;/strong&gt; in the village.&lt;/p&gt;
&lt;p&gt;If you are planning to sell your home in 2012 make sure it is price competitively, &lt;strong&gt;there is no room for testing the market&lt;/strong&gt;.&lt;/p&gt;

      <title>Dutchess County Real Estate Market Report December 2011</title>
      <description>&lt;p&gt;&lt;strong&gt;The number of single family detached homes sold in Dutchess County in December 2011 was 112&lt;/strong&gt; which was &lt;strong&gt;12&lt;/strong&gt; less than the same time last year.&#160; Average price fell &lt;strong&gt;13.4&lt;/strong&gt; percent and median &lt;strong&gt;13.1&lt;/strong&gt; percent; the comparison to last year is noted in the chart below.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is the average time on the market for Dutchess County single family homes&lt;/strong&gt;?&lt;strong&gt; 152&lt;/strong&gt; days which is 6 more than same time last year.&#160; The inventory fell &lt;strong&gt;6.6&lt;/strong&gt; percent&#160; and the absorption rate fell by &lt;strong&gt;2&lt;/strong&gt; months from last month, but we are still in an entrenched buyer's market.&lt;/p&gt;
&lt;p&gt;Keep in mind that although it is a buyer's market there are still properties that will get multiple offers and will do so in just a few days.&lt;/p&gt;
&lt;p&gt;Sellers&#160; your competition is not just another resale put also the distressed market which consist of the short sales and foreclosures.&#160; These properties are more aggressively priced therefore you do need to pay close attention to pricing the home to sell from the get go.&lt;/p&gt;
&lt;p&gt;The graph below will give you a picture of the rise and fall of the market from December 2003-2011.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is the market picking up?&lt;/strong&gt; that is a frequently asked questioned.&#160; I personally saw more buyers out looking at homes in the last 2 months of the year and I heard the same thing from other agents, so I am hoping we will see great numbers in January.&lt;/p&gt;
&lt;p&gt;Usually in the winter things slow down but with the weather staying warmer and the lack of snow that is probably one reason some decided to get a headstart on buying a house.&#160; So sellers instead of waiting for spring when the competition heats up now would be a good time to get your home on the market.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The condo/townhouse market in Dutchess County during December 2011 ended on a high note&lt;/strong&gt;.&#160; There was a 24 percent increase over same time last year, that is, 6 more units sold.&lt;/p&gt;
&lt;p&gt;It was also good to see the average price increased by 14.8 percent to $207,990 and the median by 18.5 percent to $171,000.&lt;/p&gt;

      <title>A new kind of shepherd</title>
      <description>&lt;p&gt;In late December I was taking a ride when I noticed these sheep in a field.&#160; I did not see a sheep dog or a shepherd&lt;/p&gt;
&lt;p&gt;&#160;but there&#160;was just one horse grazing with this herd and to me he looked like the shepherd in charge.&lt;/p&gt;
