When I was new to real estate, I was sitting at the closing table when the buyer leaned over to tell me that at the walk through she had discovered that under the beautiful rug in the living room there was just plywood, yes plywood. This was such a shock to me. I think this was my second listing, the rest of the room had such beautiful flooring, it never crossed my mind that I should have looked under the rug. buyers: Real Estate Market Report For Dutchess County NY - November 2007 - 12/07/07 03:40 PM
Unlike previous months the Dutchess County Real Estate Market in November showed a drop in both the average and median selling price for single family detached homes. This is more in line with what I would expect to see considering all the price reduction I have observed on the Multiple Listing Systems. There was also a noticeable drop in the days on market for the properties that did sell; it fell below 100 days a 16.1% decrease. The trend still continued with inventory climbing and the number of sales declining. Breakdown of the numbers for single family detached Median Selling Price - $310,000 a decrease

Want to sell you house? It is all about access! In general the present real estate market is favoring the buyers. With this in mind some sellers are doing everything to get their property noticed. Yes, with high inventory the competition is fierce. So I am still puzzled why some sellers although giving incentives and reducing the price of the listing will then restrict access to the property. buyers: Open House Realtors Not welcomed - 08/06/07 10:11 PM
Yesterday I went to look at a house which could be a future listing opportunity. On the way back I saw an open house sign at a townhouse community I had not had the opportunity to preview previously. There were several real estate signs so I was sure I would get to see a unit. Halfway into the complex, I saw another sign directing me to a specific unit. I parked the car and went to the door, rang the bell but no answer. A man approached me and apologised for not being there. I was sure he was a realtor.

Today because the market is somewhat sluggish, some sellers are looking for someone to blame for their house not selling, and usually that someone is their agent.
