Oh I get it you don't believe me so get it appraised!
It should not be a big surprise that there are still home sellers who have not caught up with the market.
If you are a listing agent you might be asked why is my property not getting shown, or how come the price reduction didn't work?
The truth is, the market has shifted and is nothing like we were accustomed to just a few years ago. I really feel for home owners who need to sell, especially those who bought at the height of the market and now find themselves … (75 comments)

Access is key in a Buyer's market
The present market in which real estate transactions are occurring in Dutchess County is that of a Buyer's market, with lots of inventory. Wouldn't it make sense for sellers to make it easy for potential buyers to see their homes?
Giving access is certainly key to getting your home sold; yet I continue to see resistance in this area.
I have a listing that has not gotten a lot of showing mostly due to lack of access. The property cannot be shown unless the owner is present. This owner works odd hours so you can imagine how … (8 comments)

How many times have we heard these words from sellers "I won't accept an offer on my home under xxxx. It happens more often than you think.
Speaking to many real estate agents who have been around for a long time I was told that about 90% of the time the sellers live to eat those words and in many instances the first offer is usually the best. I have seen this happen many times myself and sometimes the price paid is very high. I know of one case where the loss was about 1.5 million dollars.
