dutchess county: Dutchess County NY Real Estate Market Update For April 2012 - 05/31/12 07:28 PM
In Dutchess County during April there were 5 more sales than in April 2011.  The average price was up 20.4%, as well as a slight uptick in the median price which was $248,250 in April 2011 and $250,000 this year.  Also worth noting, there was a dip in the amount of inventory, and days on market. Review Charts and graphs below for more details.

Dutchess County NY Equestrian Properties

I was recently showing houses in the Town of Clinton in Dutchess County NY when I saw these horses.  This scene jogged my memory, there are many equestrian properties in Dutchess County,and as a matter of fact ,throughout the Mid Hudson Valley.
This area is also known as a second home destination and it is not uncommon for buyers to have as a criteria, a barn or maybe stalls for a horse or two. One such new listing is an equestrian farm listed for 27 million dollars.

When working with out of town homebuyers one of the things I do best is listen carefully to get a real sense of their interests and then make suggestions as to how to best connect with the community and the natural environment.
Recently, I worked with a couple and from several conversations I sensed that the husband really loved the outdoors and that this love was probably one of the reasons for moving to Dutchess County.  So, I mentioned that there were many fishing opportunities in Dutchess County. dutchess county: Dutchess County NY Real Estate Market Report - February 2009 - 03/12/09 11:53 PM
 A careful examination of the statistics for Dutchess County NY shows a decrease in both the median and average price in the single family detached homes. Since there has been some shorts sales in the marketplace as well as consideration of the rule of supply and demand this is understandable.
The numbers in the townhouse, condo market did get my attention there was a significant drop in the number of sales as well as the median price.  Could it be that with the price reduction buyers are purchasing single family detached homes instead?  Then again the numbers were also down in that category.

What I learned from door knocking in Dutchess County.
Over the last couple days the temperature was somewhat warmer, don't get me wrong it is still cold and many driveways are still covered in snow.  Living here in the Northeast during the winter months you can easily suffer from cabin fever so I decided to go out and meet a few of my neighbors yesterday.  Everyone I met was rather pleasant and we spent a few minutes talking about what was happening in town and of course everyone wanted to know about the real estate market and the economy in general.  … (26 comments)

If your Dutchess County home is scheduled for showing tomorrow you might have spent today shoveling.  Two weeks in a row we have had bad weather, first ice, then lots of fluffy snow.

It is important to provide access to buyers but only if the conditions are right.
Here are a few steps to take before agreeing to a showing during the winter months.

Existing home sales up 5.5 percent nationwide but not in Dutchess County
Okay so this morning you turned on your favorite TV station or scanned the headlines in your Google reader and were happy to here that existing home sales were up 5.5 percent as reported by NAR.
This is a great example to show that real estate is truly local.  This increase was not nationwide.  On further examination, a large part of this increase was because of foreclosures and short sales in States such as California and Florida.

The annual Dutchess County Fair in Rhinebeck NY will be held on August 19th-24th this year.  Now would be a great time to make your plans.  Why not turn this into a mini-vacation considering there are so many other things to see in the area.

With Todays market more consumers are interested in real estate numbers.  The data provided below shows real estate sale in Dutchess County by towns.
In 2007 only a few towns saw an increase in the number of units sold.  Beacon, Pawling, Red Hook, Village of Pawling, Village of Tivoli and Village of Wappinger Falls (PK).
Some towns saw a big drop in the number of units sold, for example Dover units for 2006 was 74 but in 2007 only 47.  In Rhinebeck this was a similar situation, 2006 sold units 73 but 2007 37.

When moving to a new area it is also important to checkout the emergency medical services in place and the location of the fire departments.
These days, before you can even close on a house the insurance company is also interested in knowing where your new home will be located in relationship to the fire house.    The closer you are the cheaper your insurance will be.   Some of us who want a more quiet life will be willing to fork over a few extra dollars just to be further away.

Earlier this week I was going through a pile of paper on my desk.  One of the flyers was from a local heating oil company offering their services to Realtors.
Because of the price of heating oil I wanted to know more about what they had to offer so I could pass on the information to my clients.  Well today Shawn Scianna the territory manager for Petro Oil returned my call.
Petro Oil has been in business for over 103 years and this particular office provides service to Dutchess, Putnam and Northern Westchester counties.

There are seniors in Dutchess Countywho no longer drive and might not have friends and family to take them places.  The Dutchess County government has in place a program called Dial-A-Ride which can provide some transportation  to these seniors.  This program is also available to physical and mentally disabled people.  However in both cases certain criteria must be met.

dutchess county: How will the IBM East Fiskill Layoff Affect the Real Estate Market In Dutchess County? - 07/30/07 06:44 PM
Today while listening to my favorite radio station, WAMC, I heard the bad news.  IBM is doing another layoff. About 450 employees will be affected, the majority, 300 will be let go from the East Fishkill plant.  This is certainly not good news for the area, since IBM is one of the largest employers. I can certainly empathise with these employees.  Coming from the telecommunication field I know what it feels like waiting to see if the axe would fall.

In Dutchess County the housing data for March was a mixed bag.  In the single family detached home category overall there was a decline in the numbers over same time last year with the exception of the median price which edged up 1.5 %.
In the townhouse/condo category there was an overall increase.
It is reasonable to conclude from the data that the condos and townhouses were selling faster and for more money this year, while single family detached was slightly sluggish.

dutchess county: Research On Tick Borne Disease Received Some Badly Needed Funding - 04/07/07 12:15 AM
 
 
The Trudeau Institute is receiving a $250,000  grant  for research on tick borne disease.  This news is  welcomed by us in the North East who have had to contend with Lyme Disease.  I understand the yearly cost is about  $60,000,000 to treat the disease in the early stage.  This is only the tip of the iceberg since many Lyme Disease suffers miss work;  therefore the economic toll in my opinion is much higher.  This will not bring relief anytime soon but one can be hopeful, and maybe now those in a position to address the issue will pay more attention.

New york State has the SONYMA program to assist New York State residents to purchase their first home.  In Dutchess County there is also an organization that helps these first time buyers to achieve home ownership.  I find that many of these buyers have a very hard time saving a down-payment or closing costs.  Hudson River Housing is an organization which has several outreach programs.  I am especially excited about the Home buying Club; this allows low or moderate income  potential home owners to save over a ten month period at the end of which they could receive $5000 dollars in addition to their savings.  The beauty … (7 comments)
