However, when compared to February 2012 there were 20 more sales in March. This could have been a result of seasonal change as well as the fact the winter was mild. Dutchess County real estate market report This is the first report for the new year and with this usually comes high expectations for the coming year. During the month of January 88 single family homes sold, ranging from $50,000 for a short sale in Poughkeepsie to an 1820 estate for $1,225,000 in Clinton. There was also the sale of a historic farmstead from 1733 for $1,200,000 in Red Hook. Most of the properties sold were under $400,000, of the 88 only 16 were above $400,000. The number of single family detached homes sold in Dutchess County in December 2011 was 112 which was 12 less than the same time last year. Average price fell 13.4 percent and median 13.1 percent; the comparison to last year is noted in the chart below. There were 108 single family homes sold during November in Dutchess County NY, a 6.7 percent drop when compared to same time last year. There was also a significant drop in the average selling price, going from $368,151 in 2010 to $284,646 a 22.7 percent drop. The median selling price also fell 14.2 percent going from $277,000-$237,750. Although the number of homes sold was only 7 less than last year the current dollar volume was down 31.7 percent which was an indication that more expensive homes were sold last year. Dutchess County NY Real Estate Market Report During October 112 single family homes sold in Dutchess County, 7 more than same time last year. At the same time when compared to this September there were 33 less sales. Both average and median selling price fell and for the first time in 9 years the median price fell below $250,000. dutchess county market report: Dutchess County Real Estate Market Report September 2011 - 10/18/11 11:15 AM
Dutchess County real estate sales increased in September by 26.1 percent when compared to same time last year. This year there were 145 single family homes sold versus 115 last year. Because of the increase in sales the absorption rate dipped by 5.5 months. The average price was up, but the median down from last year. Homes are staying on the market a few days longer than last year, and the inventory is down 8.3 percent which is a trend we all want to see. Most of the active listings during the month were priced under $300,000, and about 19 were over $1,000,000.

Dutchess County Single Family Detached homes sold June 2011 Looking at the market report for June I was immediately struck by the drop in the number of single family detached homes sold this June when compared to same time last year. There were 205 in June 2010 and only 125 in June 2011, a significant drop of 40 percent. Looking at it from a different angle, when comparing the sales dollar volume this June to last June it was off by $21,871,005. However more expensive homes sold this year. The average sale price last February was $297,415 and this year it jumped to $473,077, also, the median was up 6.3 percent to $244,500. Real estate look so much better this June in Dutchess County New York. Last June there were 124 properties sold. and this year it jumped to 205, that's an impressive increase of 65.3 percent. I took a closer look to see where most of the sales occurred; the East Fishkill/Fishkill and Wappingers in Southern Dutchess as well as Poughkeesie/City of Poughkeepsie and Hyde Park accounted for most of the sales. The majority of homes sold were in the range of $100,000-$299,000 and the most expensive home sold was in Rhinebeck for $805,700. This is the first report for 2009 for Dutchess County single family detached properties. The numbers showed a 15.2 percent drop in the median price, a drop in number of days on market as well as a drop in the inventory level when compared to January 2008. In the townhouse/condo market, sales in January were down more than two thirds compared with January 2008. More significant was the fact that the sales dollar volume was down 73.8 percent. This could be an indication that single family detached housing is more competitive in the usual condo/townhouse price range and will be worth watching.

WHY THIS COULD BE A GOOD TIME TO BUY Lots of inventory to chose from ,and sellers more willing to negotiate. With a good credit history you can get a mortgage at a lower rate. Dutchess County real estate market report continue to show a decrease in most categories when compared to same time last year. August 2007 the median sale price was $350,000, this August it is $317,000. It was good to see a decrease in Days on Market which is an indicator that some properties are selling faster. A question that I have been asked many times is: Since fall is approaching is this a good time to put my house on the market? I would say it is a great time. The trend of falling median and average price continued into December. It would take over a year and four months to clear the present inventory. This market continues to experience a slow down in new construction, lots of resale to choose from however we are seeing an increase in short sales and foreclosures. With this in mind it is still a good time to purchase as long as you have good credit and can secure a mortgage. Based on the numbers released for the real estate market in Dutchess County NY the absorption rate for the month of October stands at 15.2 months for single family detached properties. What this is telling you is that it would take 15.2 months to get rid of the present inventory. This is computed by taking the listings available at the begining of the month, 2223, and dividing it by the sales for the month, 146. This is clearly showing the inventory level is very high.
