So how was the real estate market in Dutchess County during September?  For the single family detached properties there were 115 homes sold.  This was 15.4 percent less than the same time last year when there were 135 homes sold.
Both median and average price fell, when compared to the same time last year.  The median selling price was $264,000 a 2.2 percent decrease.  The average selling price fell by 4.7 percent to $289,317.

In Dutchess County during 2009  sixteen properties valued over $1,000,000 closed according to the data from the Mid-Hudson Multiple Listing Service.  This data reflected only those properties listed on the MLS.
The least expensive property sold for  $ 1,050,000, a 4913 square foot contemporary on 48.8 acres. This house sits on a hill and has panoramic views of the Catskill Mountains. Dutchess County residents do you have flood insurance?
Do you have flood insurance? Today finally it stopped snowing so I ventured out to the store to replenish my cupboards.  Driving along I saw evidence of melting snow, and standing water now in areas I have not noticed before.
Since I am a Realtor immediately I started thinking about flooded basements.  Then I wondered how many  have flood insurance, and how costly it will be for those without coverage.

Wednesday is a typical Broker's Open House Day in Dutchess County NY.  Agents can find these open houses by looking on the Multiple Listing Service; although, not all agents make use of this tool.   Most agents will send out email invitations and now and then you will get a direct phone call.
Last Wednesday I saw several homes and each was a different style and price range.  I got to thinking about those sellers, although they are in the minority, who refuse to have any sort of open house; to me that is like shooting themselves in the foot.

Now that the summer is coming to an end and the winter season is just around the corner I couldn't help thinking about the additional challenges many will face.
DCCAP - Dutchess County Community Action Partnership is an organization which extends a helping hand.  Because of the economic situation many had to face this year, services such as the food pantry operated by this organization was over taxed however it was refreshing to see many community groups coming together to hold food drives to make sure that these pantries were restocked.

The trend of falling median and average price continued into December.  It would take over a year and four months to clear the present inventory. This market continues to experience a slow down in new construction, lots of resale to choose from however we are seeing an increase in short sales and foreclosures.  With this in mind it is still a good time to purchase as long as you have good credit and can secure a mortgage.

In some parts of the country the  season plays a bigger role in our everyday life.  In Dutchess County New York where I live, the seasons are very distinctive and they affect the way we dress as well as our recreational activities.
The changing seasons also affect the way we market properties.  On many occasions prospective sellers will give me photographs of their house; ones they feel would show the house in the best light.
