Dutchess County NY Real Estate Update October 2010
During October  the real estate market in Dutchess County NY saw a decline in the number of sales, going from 155 in October 2009 to 105. That's right, 50 less homes closed this year- that is more than 1/3 less homes sold.  What could be the reason for this? Well, last year this time there was the government buyer incentive in place, and many rushed to beat that deadline. No such offer this year.
The average sale price saw a 7.7 percent increase going from $298,982 in October 2009 to $322,023 this October.  The median on … (3 comments)

Real Estate Market Report in Dutchess County NY During May 2010
During May there were 18 less single family homes sold than same time last year.  However both the median and average sale price were higher this year.
Last May the absorption rate was 15.24 which is the number of months it would take to work of the existing inventory, this May it is up to 19.59 if you look at the chart you will see the reason for this.  The inventory in May 2010 was 187 more than same time last year.

During the month of January 14 more single family homes were sold, when compared to last year.  However the average selling price was down by 13.7 percent.  The median on the other hand was up 2.7 percent.  There was a slight drop in the days on market  as well as in the inventory.  The purchase offer at the begining of the month was down 14 percent.

 In Dutchess County NY during the month of November there were 153 single family detached homes sold, a 75% increase over last year same time. This dramatic increase could be partly attributed to the first time buyer credit and consumer thinking it would end in November.  With such and increase the sale dollar volume was up 52.9% even though the median an average prices fell.

 A careful examination of the statistics for Dutchess County NY shows a decrease in both the median and average price in the single family detached homes. Since there has been some shorts sales in the marketplace as well as consideration of the rule of supply and demand this is understandable.
The numbers in the townhouse, condo market did get my attention there was a significant drop in the number of sales as well as the median price.  Could it be that with the price reduction buyers are purchasing single family detached homes instead?  Then again the numbers were also down in that category.

This is the final market report for 2008.  A year that had many challenges; more inventory, fewer sales and an increase in short sales and foreclosures.
I thought it would be interesting to take a look at some of the numbers in December over the past 4 years.

August again saw a drop in sales of single family detached homes. At the same time there was an increase in both inventory and days on the market.
On the other hand Condos and townhouses saw increase in the number of units sold and a reduction in the number of days on the market which does indicate that more people are buying these types of properties, and the sales are happening faster.  One reason for this could be these units are more affordable than single family detached properties.
