This is the final market report for 2008. A year that had many challenges; more inventory, fewer sales and an increase in short sales and foreclosures.
I thought it would be interesting to take a look at some of the numbers in December over the past 4 years.

MAY SINGLE FAMILY DETACHED
Average Price $416,705 a 4% gain over May 06
Median Price   $345,000   a 1.4% drop over May 06
Closed Sales  158 a 14.6% drop over May 06, at that time 185 units were closed
Days on Market 134 a 12.6 gain
There was a big drop in purchase offer at the beginning of the month from 182 May 06 to 114 a hefty 37.4%.
An increase was also noticeable in the number of listings
available at the beginning of the month - 2008 a 4.0%

Average Price  $216,114 a 7.8% gain over May 06
