In Dutchess County during March 2012 there were 8 less homes sold when compared to same time last year. However, when compared to February 2012 there were 20 more sales in March. This could have been a result of seasonal change as well as the fact the winter was mild.

How was the real estate market in Dutchess County NY in February 2012
In Dutchess County during February 2012 there were 4 less sales in February than in January. However when February 2012 was compared to same time last year there was a 7.7 percent increase.
Taking a look at the average price, a big drop was noted when compared to February last year, going from $473,077 to $286,772 ( a $39.4 percent drop). As can be seen on the graph below, the average price of $473,007 was the highest recorded between February 2003 -2012.

The number of single family detached homes sold in Dutchess County in December 2011 was 112 which was 12 less than the same time last year. Average price fell 13.4 percent and median 13.1 percent; the comparison to last year is noted in the chart below.
What is the average time on the market for Dutchess County single family homes? 152 days which is 6 more than same time last year. The inventory fell 6.6 percent and the absorption rate fell by 2 months from last month, but we are still in an entrenched buyer's market.

Dutchess County NY Real Estate Market Report
During October 112 single family homes sold in Dutchess County, 7 more than same time last year. At the same time when compared to this September there were 33 less sales.
Both average and median selling price fell and for the first time in 9 years the median price fell below $250,000. Keep in mind this data only applies to properties listed on the Mid Hudson Multiple listing Services.

Dutchess County real estate sales increased in September by 26.1 percent when compared to same time last year. This year there were 145 single family homes sold versus 115 last year. Because of the increase in sales the absorption rate dipped by 5.5 months.
The average price was up, but the median down from last year. Homes are staying on the market a few days longer than last year, and the inventory is down 8.3 percent which is a trend we all want to see. In Dutchess County during March there was an increase of 21.7 percent in the number of homes sold when compared to the same time last year. The average price increased by 50.1 percent going from $316,955 to $475,840. Sounds great. However, this is due to a few multi-million dollar sales, one listing in the Town of Washington went for $18,375,000 and another in Tivoli for $4,391,600. The median sales price gives a more realistic view of the sale price in the county and for March it was $242,450.

The February 2011 Dutchess County single family home sales were not that much different from February 2010. There were only 2 additional sales. However more expensive homes sold this year. The average sale price last February was $297,415 and this year it jumped to $473,077, also, the median was up 6.3 percent to $244,500.
In January there were 13 more sales and the sales dollar volume was $25,00,980 yet in February it was $36,900,025. Historically the sales dollar volume is larger in February.

The January 2011 Dutchess County market report showed a drop in both median and average price when compared to same time last year. The median price was down by $25,000. 9 less homes sold this January, and purchase offers at the beginning of the month was also down by 9.

The number of Dutchess County homes sold in November were 38 less than the same time last year, going from 153 to 115. On the other hand, the homes sold were more expensive as both average and median price rose. The inventory level was also up over the same time last year although down from last month. Looking at the absorption rate it looks like it would take almost 19 months to get rid of the existing inventory.

In Dutchess County NY during the month of November there were 153 single family detached homes sold, a 75% increase over last year same time. This dramatic increase could be partly attributed to the first time buyer credit and consumer thinking it would end in November. When compared to last month, sales are still trending upward. Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales. About a quarter of the sales were short sales or REOs in the single family detached home sector. The number of months it will take to get rid of the inventory is getting better but still much work to be done. So how many homes sold in my neighborhood? this is a common question asked. Many thinking of selling this spring wants to get a sense of the market.
In 2008 there were 438 less closing than in 2007. You might have noticed many for sales signs around town, however careful examination of the numbers point to the fact that almost all towns saw a decrease in the number of sales. This is the first report for 2009 for Dutchess County single family detached properties. The numbers showed a 15.2 percent drop in the median price, a drop in number of days on market as well as a drop in the inventory level when compared to January 2008.
In the townhouse/condo market, sales in January were down more than two thirds compared with January 2008. More significant was the fact that the sales dollar volume was down 73.8 percent. This could be an indication that single family detached housing is more competitive in the usual condo/townhouse price range and will be worth watching.

The trend in February unfortunately did not hold. There was a significant drop of 39.9 percent in the number of single family detached homes sold this March when compared to last March. The situation was even worst in the townhouse/condo market a hefty 51.1 percent decrease.

In general the present real estate market is favoring the buyers. With this in mind some sellers are doing everything to get their property noticed. Yes, with high inventory the competition is fierce.
So I am still puzzled why some sellers although giving incentives and reducing the price of the listing will then restrict access to the property.

More price reduction are noticeable, sellers have come to the realization that this is necessary in order to get an offer. There is high inventory, more foreclosures , and the recent turmoil in the mortgage industry has further aggravated the problem.

The highest average price as well as median price was in the township of Washington. This township includes Millbrook, a very affulent area.
Most sales were in the township of Poughkeepsie, not surprising, this has a large population as well as a large inventory ranging from low end houses to very high end. This is where you will find the county offices.
