However, when compared to February 2012 there were 20 more sales in March. This could have been a result of seasonal change as well as the fact the winter was mild. How was the real estate market in Dutchess County NY in February 2012 In Dutchess County during February 2012 there were 4 less sales in February than in January. However when February 2012 was compared to same time last year there was a 7.7 percent increase. Taking a look at the average price, a big drop was noted when compared to February last year, going from $473,077 to $286,772 ( a $39.4 percent drop). Average price fell 13.4 percent and median 13.1 percent; the comparison to last year is noted in the chart below. At the same time when compared to this September there were 33 less sales. Both average and median selling price fell and for the first time in 9 years the median price fell below $250,000. Dutchess County real estate sales increased in September by 26.1 percent when compared to same time last year. This year there were 145 single family homes sold versus 115 last year. Because of the increase in sales the absorption rate dipped by 5.5 months. The average price was up, but the median down from last year. Homes are staying on the market a few days longer than last year, and the inventory is down 8.3 percent which is a trend we all want to see. Most of the active listings during the month were priced under $300,000, and about 19 were over $1,000,000.

When compared to last month, sales are still trending upward. Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales. About a quarter of the sales were short sales or REOs in the single family detached home sector. The number of months it will take to get rid of the inventory is getting better but still much work to be done. So how many homes sold in my neighborhood? this is a common question asked. Many thinking of selling this spring wants to get a sense of the market. In 2008 there were 438 less closing than in 2007. You might have noticed many for sales signs around town, however careful examination of the numbers point to the fact that almost all towns saw a decrease in the number of sales. This is the first report for 2009 for Dutchess County single family detached properties. The numbers showed a 15.2 percent drop in the median price, a drop in number of days on market as well as a drop in the inventory level when compared to January 2008. In the townhouse/condo market, sales in January were down more than two thirds compared with January 2008. More significant was the fact that the sales dollar volume was down 73.8 percent. This could be an indication that single family detached housing is more competitive in the usual condo/townhouse price range and will be worth watching.
