Dutchess County market report for April when compared to same time last year showed a decrease in the number of single family homes sold by 25.2% going from 123 to 92.
So what sold this April?  More than half of the sales were below $300,000; however 10 homes sold above the half a million mark and 2 of these homes were brand new construction by Toll Brothers.  Rhinebeck had the honor of having the most expensive sale, a house from 1865 for $952,500.

When compared to last month, sales are  still trending upward. Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales. About a quarter of the sales were short sales or REOs in the single family detached home sector. The number of months it will take to get rid of the inventory is getting better but still much work to be done. In Dutchess County during May the number of properties available for sale continued to grow.  At the same time the number of sales dropped 31.1 % over same time last year.  It was also noted that there were 20 less sales in May 2008 than in April 2008. Another noteworthy fact was that the current sales dollar volume was off by 37.5% over same time last year.  In May 2007 the current sales dollar volume was: $65,839,390 this May it was $41,148,917

The highest average price as well as median price was in the township of Washington. This township includes Millbrook, a very affulent area.
Most sales were in the township of Poughkeepsie, not surprising, this has a large population as well as a large inventory ranging from  low end houses to very high end.  This is where you will find the county offices.
Fishkill Township was only second to Poughkeepsie in units yet the total $ volume was higher.  This indicates the houses sold in Fishkill overall had a higher list price.  Fishkill is also an area which … (6 comments)

Dutchess County Real Estate Report.
According to the New York State Association Of Realtors the median selling price in Dutchess in September was: $370,000. 
Mid-Hudson Multiple Listing Service INC. (MHMLS) is the major listing service in the county and does provide very useful statistics; however the numbers do not reflect the total real estate transactions in the county.
