There were 108 single family homes sold during November in Dutchess County NY, a 6.7 percent drop when compared to same time last year. There was also a significant drop in the average selling price, going from $368,151 in 2010 to $284,646 a 22.7 percent drop. The median selling price also fell 14.2 percent going from $277,000-$237,750. Although the number of homes sold was only 7 less than last year the current dollar volume was down 31.7 percent which was an indication that more expensive homes were sold last year. Dutchess County Single Family Detached homes sold July 2011 During July the Dutchess County Real Estate Market had a big improvement over July 2010. 52 more homes sold this year. What happened in July 2010? Consumers made use of the tax credit earlier in the year so by July the sales dipped. Last June sales were 82 more than this June, an indication of the impact of the tax credit. Then things changed and July 2010 had the lowest recorded sales in a 10 year period for single family detached homes in July.

Dutchess County Single Family Detached homes sold June 2011 Looking at the market report for June I was immediately struck by the drop in the number of single family detached homes sold this June when compared to same time last year. There were 205 in June 2010 and only 125 in June 2011, a significant drop of 40 percent. Looking at it from a different angle, when comparing the sales dollar volume this June to last June it was off by $21,871,005. However, when you look at the year to date the sales dollar volume is up by $1,838,641 this

Dutchess County market report for April when compared to same time last year showed a decrease in the number of single family homes sold by 25.2% going from 123 to 92. So what sold this April? More than half of the sales were below $300,000; however 10 homes sold above the half a million mark and 2 of these homes were brand new construction by Toll Brothers. During the month of January 14 more single family homes were sold, when compared to last year. However the average selling price was down by 13.7 percent. The median on the other hand was up 2.7 percent. There was a slight drop in the days on market as well as in the inventory. The purchase offer at the begining of the month was down 14 percent. It is good to see that during July there were more sales than in June; although still down over same time last year. Also both average and median prices were up over last month. I sense more optimism in the market and this is evident from the fact that more potential buyers are out looking at homes in a wider price range. When compared to last month, sales are still trending upward. Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales. About a quarter of the sales were short sales or REOs in the single family detached home sector. The number of months it will take to get rid of the inventory is getting better but still much work to be done. Great news for First Time Buyers according to HUD info you could possible get the $8000 prior to filing a tax

What I learned from door knocking in Dutchess County. Over the last couple days the temperature was somewhat warmer, don't get me wrong it is still cold and many driveways are still covered in snow. Living here in the Northeast during the winter months you can easily suffer from cabin fever so I decided to go out and meet a few of my neighbors yesterday. Everyone I met was rather pleasant and we spent a few minutes talking about what was happening in town and of course everyone wanted to know about the real estate market and the economy in general.
