There were 108 single family homes sold during November in Dutchess County NY, a 6.7 percent drop when compared to same time last year. There was also a significant drop in the average selling price, going from $368,151 in 2010 to $284,646 a 22.7 percent drop. The median selling price also fell 14.2 percent going from $277,000-$237,750.

During July the Dutchess County Real Estate Market had a big improvement over July 2010. 52 more homes sold this year.
What happened in July 2010? Consumers made use of the tax credit earlier in the year so by July the sales dipped. Last June sales were 82 more than this June, an indication of the impact of the tax credit. Looking at the market report for June I was immediately struck by the drop in the number of single family detached homes sold this June when compared to same time last year. There were 205 in June 2010 and only 125 in June 2011, a significant drop of 40 percent. Looking at it from a different angle, when comparing the sales dollar volume this June to last June it was off by $21,871,005. Dutchess County market report for April when compared to same time last year showed a decrease in the number of single family homes sold by 25.2% going from 123 to 92.
So what sold this April? More than half of the sales were below $300,000; however 10 homes sold above the half a million mark and 2 of these homes were brand new construction by Toll Brothers. Rhinebeck had the honor of having the most expensive sale, a house from 1865 for $952,500.

The January 2011 Dutchess County market report showed a drop in both median and average price when compared to same time last year. The median price was down by $25,000. 9 less homes sold this January, and purchase offers at the beginning of the month was also down by 9.
What I wanted to do this month is to show you market trends in January from 2003- present. The shift in the market can be seen by examining the median and average prices over the last 9 years.

During July 2010 there were 89 single family homes sold in Dutchess County NY. This was a year over year decrease of 50 units since 139 sold in July 2009. This decrease was very noticeable since the units sold in the previous month were 205. 89 was the lowest number of units sold in July during the last 10 years.

The market report in Dutchess County NY showed 92 single family detached homes sold during March 2010; a 13.6 percent increase over last year, and 14 more units than in February 2010
In March the absorption rate which is the time it takes to work off the existing inventory dropped 3.18 indicating it will take 3 less months than in February to deplete the inventory a positive trend; however Dutchess County continues to be a buyer's market.

During the month of January 14 more single family homes were sold, when compared to last year. However the average selling price was down by 13.7 percent. The median on the other hand was up 2.7 percent. There was a slight drop in the days on market as well as in the inventory. The purchase offer at the begining of the month was down 14 percent.

In Dutchess County NY during the month of October 24 more single family detached properties closed than the same time last year.
The number of months it would take to clear the present inventory is 13.07 months(2027/155) which is an improvement over September's absorption rate of 15.25 months. The current sales dollar volume is up 15.6% over the same time last year, both positive trends.

It is good to see that during July there were more sales than in June; although still down over same time last year. Also both average and median prices were up over last month.
I sense more optimism in the market and this is evident from the fact that more potential buyers are out looking at homes in a wider price range.

When compared to last month, sales are still trending upward. Offers at the begining of the month were 138 this was a 20% increase over last year but keep in mind not all of these will turn into closed sales. About a quarter of the sales were short sales or REOs in the single family detached home sector. The number of months it will take to get rid of the inventory is getting better but still much work to be done. Over the last couple days the temperature was somewhat warmer, don't get me wrong it is still cold and many driveways are still covered in snow. Living here in the Northeast during the winter months you can easily suffer from cabin fever so I decided to go out and meet a few of my neighbors yesterday.
