 In Dutchess County NY during the month of November there were 153 single family detached homes sold, a 75% increase over last year same time. This dramatic increase could be partly attributed to the first time buyer credit and consumer thinking it would end in November.  With such and increase the sale dollar volume was up 52.9% even though the median an average prices fell.

 A careful examination of the statistics for Dutchess County NY shows a decrease in both the median and average price in the single family detached homes. Since there has been some shorts sales in the marketplace as well as consideration of the rule of supply and demand this is understandable.
The numbers in the townhouse, condo market did get my attention there was a significant drop in the number of sales as well as the median price.  Could it be that with the price reduction buyers are purchasing single family detached homes instead?  Then again the numbers were also down in that category.

Dutchess County real estate market report continue to show a decrease in most categories when compared to same time last year. August 2007 the median sale price was $350,000, this August it is $317,000.  It was good to see a decrease in Days on Market which is an indicator that some properties are selling faster.

The trend in February unfortunately did not hold.  There was a significant drop of 39.9 percent in the number of single family detached homes sold this March when compared to last March.  The situation was even worst in the townhouse/condo market a hefty 51.1 percent decrease.
So here is the breakdown for your consideration:
 
 Breakdown of the numbers for single family Detached
Median Selling Price - $337,000 a decrease of  2.3% over March 2007
Average Selling Price - $374,227 a decrease of 8.3%  over March 2007
Closed sales  - 83  a decrease of 39.9% from March 2007

Based on the numbers released for the real estate market in Dutchess County NY the absorption rate for the month of October stands at 15.2 months for single family detached properties.  What this is telling you is that it would take 15.2 months to get rid of the present inventory.  This is computed by taking the listings available at the begining of the month, 2223, and dividing it by the sales for the month, 146.  This is clearly showing the inventory level is very high. Dutchess County NY like most parts of the country has seen a more sluggish real estate market. More price reduction are noticeable,  sellers have come to the realization that this is necessary in order to get an offer.  There is high inventory, more foreclosures , and the recent turmoil in the mortgage industry has further aggravated the problem.
Buyers who were approved for a 100% mortgage, suddenly found themselves outside in the cold as some sources of financing dried up.
