I find working with first time buyers rewarding. Today I was happy when a couple I was working with closed on the house they want to make their home. This was a 4 bedroom raised ranch on a street with many mature trees. My client liked the peacefulness of the area. The property was nicely landscaped, and I know this summer many hours will be spent in the enclosed porch and deck. During the home buying process I also discovered we shared a passion for gardening so I know we will be swapping plants. Yes watching the smiles on the faces

Ms. First time buyer you spent the last several months looking at homes, actually you pretty much went through the entire inventory within your price range; foreclosures, single family homes, and townhouses yet you never pulled the trigger. In the month of March in Red Hook the number of active listings under $400,000 numbered 34, of which 12 had price reductions. Within the $400,000 to $999,000 range there were 18 available listings and 8 of those had price reductions. Above $1,000,000 there were 4 listings with one price reduction. The average price in the active category was $508,964.00 and this was only because of the 4 listings over $1,000,000. New york State has the SONYMA program to assist New York State residents to purchase their first home. In Dutchess County there is also an organization that helps these first time buyers to achieve home ownership. I find that many of these buyers have a very hard time saving a down-payment or closing costs. Hudson River Housing is an organization which has several outreach programs. I am especially excited about the Home buying Club; this allows low or moderate income potential home owners to save over a ten month period at the end of which they could receive $5000 dollars in addition to their savings.
