During my real estate career I have seen situations that almost derailed a transaction.  One such situation is seller removing items after a buyer fell in love with the item.
Here are a few items that could cause a problem

A bedroom should be more than about a closet Over the years I have dealt with home sellers who count the number of bedrooms based on a closet in the space.
So should a room be classified as a bedroom because it has a closet but is not big enough for a regular size bed?

I want my Chandelier, what do we do now? When listing a home it is important to tell the home seller how important it is to remove certain items before putting the home on the market.
You might reason the exclusion is written on the listing and that's sufficient.  However sometimes when the buyer look at the the home, and let's say in this case saw the Chandelier, telling he or she that's not included in the sale sometimes leave bad feelings especially when the replacement is inferior.

Why counter There are times when a seller refuses to counter an offer. I always recommend to my seller client to counter all offers even if the counter is the full price.
