Looks like real estate will be having an early spring. Hyde Park NY Real Estate Report In Hyde Park during October there were 6 sales, 2 less than in October 2010 and 12 less than in October 2009. In October 2010, 50 percent of the sales were bank owned, not the case this year, and you can see the contrast in the average sale price. In October 2010 the average sale price was $136,087 and this October it is $214,150, a significant increase. The majority of the homes listed in October were in the $200,000-$300,000 range, and the most expensive home to come on the market was listed at $695,000.

I have been writing for sometime that the Hyde Park New York market offers great real estate value, and its location to the Metro-North train station in Poughkeepsie makes it ideal for commuting. It was nice to see a recent article in the NY times confirming this. About 28 homes came on the market during the month all of them were priced below $400,000 with the exception of a 8039 square feet home priced at $1,495,000. At that time I mentioned the library, but did you know that FDR even with his large estate saw it fit to build a hide-away? Hyde Park New York Real Estate Report for October 2010 (edit/delete) During October, eight single family homes were sold; one more than in September. Of the homes sold, 50% percent fell in the bank owned category with three of these homes selling for more than the listing price. In October 2009 there were 18 sales so when compared to this year with eight sales there is a decrease of over 50%. Taking a look at the ten properties now with offers and contracts and you will note that the majority of the properties are regular resales. During September, 8 single family homes were sold. All of the homes sold had price reductions prior to getting an offer. The oldest of these homes was built in 1850 and the newest in 2009. When compared to the September 2009 market report there were 6 fewer sales. At the same time, 25 new listings were added to the existing inventory. The oldest home here too was from 1850 and the newest is new construction. One property was over 3 million dollars; however the majority of the homes available for sales in Hyde Park NY were in the 200's . Hyde Park NY Real Estate Market Report for November 2010 In Hyde Park NY during the month of November there were 12 single family detached homes sold versus 21 last month, Most of the homes sold where in the the range of $100,000 -$235,000 with the exception of one house which sold for $530,000. Hyde Park does have a wide variety of homes in various price ranges. In Hyde Park NY during the month of October there were 21 closed sales in the single family detached market. There were 3 mobile home in the mix as well as several foreclosures. The selling price range from $48,100 a foreclosure to $323,000. Hyde Park continues to be an area with a good inventory under $300,000. Now that the Tax Credit has been extended I am sure we will continue to see the Hyde Park inventory moving.
