In Hyde Park during October there were 6 sales, 2 less than in October 2010 and 12 less than in October 2009.
In October 2010, 50 percent of the sales were bank owned, not the case this year, and you can see the contrast in the average sale price. In October 2010 the average sale price was $136,087 and this October it is $214,150, a significant increase.

In May the properties sold in Hyde Park were in the $100,000-$300,000 and this was no surprise since the majority of the inventory fell within that price range.
With 14 offers and 2 pending sales, one can conclude that the market is picking up. This is prime real estate season in the Hudson Valley.

Hyde Park presently has about 135 properties listed for sale. During the month of September there were only 5 sales a drop from the previous month which had 13 sales. Most of the homes on the market falls between the 100's-400's range so there are many buying opportunities.
With such high inventory level I will give Hyde Park sellers the same advice I have given to other sellers, price right, stage and most of all provide access.

In 2007 only East Fishkill and Pougkeepsie had more home sold than Hyde Park. The number of homes sold were 163 and this was probably due to the fact that the area had more affordable homes. The median price was $250,000 and was just $25,000 higher than Amenia which had the lowest median price in Dutchess County.
