In Hyde Park during October there were 6 sales, 2 less than in October 2010 and 12 less than in October 2009.
In October 2010, 50 percent of the sales were bank owned, not the case this year, and you can see the contrast in the average sale price. In October 2010 the average sale price was $136,087 and this October it is $214,150, a significant increase.

During March the number of listings that came on the market were 36. One property was over 3 million dollars; however the majority of the homes available for sales in Hyde Park NY were in the 200's .
There were also 3 less sales in March than last month , but now that spring is in full swing the trend shoud reverse.

Looking at the sales in Hyde Park during June and July it is clear that the properties selling are mostly in 200 range, and the number of sales are increasing. There are still some foreclosures in the mix.

With 14 offers and 2 pending sales, one can conclude that the market is picking up. This is prime real estate season in the Hudson Valley.

In April there were 9 sales in the town of Hyde Park. The sale price ranged from $4,500 - $330,000. Yes $4,500 , and that was not a rental but the price of a mobile home. Of the 9 sales 4 of them were short sale or banked owned properties.
Hyde Park does have a healthy inventory of homes from $100,000 -S300,000 so it represents a great opportunity for first time buyers to make that purchase and benefit from the $8000.00 tax credit.

In March there were 7 sales of which 3 were short sales. Hyde Park is still one area with a large affordable inventory. Most of the inventory falls within the price range below $400,000.00.

The Eveready Diner in Hyde Park is very important place in the community. Located minutes from FDR Library and the Vanderbilt Mansion; many on their way to and from these historic sites stop there for a bite. It is not uncommon to see several tour buses in the parking lot. Hyde Park continues to be a town with a large inventory of homes in the affordable range, and quick access to Metro-North train station in Poughkeepsie. In January there were 4 sales, and 11 properties with accepted offers and another 6 in contract.
In 2008 121 properties were sold with an average price of $220,128.00 and a median of $226,000.00. To match the sales number for 2008 117 more properties would have to be sold by the end of the year.
