real estate: Why Some People Rent Instead Of Buying A Home - 06/06/11 11:05 PM
Today there are many reasons why people are renting instead of purchasing a home. With the present economy, for many it is not a choice but a last resort. Many of the people now renting would prefer to own a home; actually some did, but were foreclosed on or had to go the short sale route. In today's market credit has tightened and many don't have the credit score or down payment to qualify for a loan. Recently I have also noticed more incidents of separation or divorce. In such a case one are both parties can no longer afford a house

real estate: Do you look below the surface? - 05/28/11 11:44 PM
Do you look below the surface? You might be wondering what an unopened Iris has to do with looking below the surface. Well if you have been in real estate for sometime you would have noticed how some homebuyers are able to look beyond the clutter or disrepair, and identify a great buy or even that dream house. Sometimes even you the real estate agent might not be able to see it. The buyer goes ahead with the purchase and you watch the progress month after month and then a beautiful house emerges and it is still hard

Due to the nature of real estate (most of us need to live somewhere) many properties sold this past year, although not as many as a few years ago. real estate: How important is the Attorney in your real estate transaction? - 11/15/08 08:17 AM
How important is the Attorney in your real estate transaction? I know that in many states an attorney is not a big factor in a real estate transaction. However in the state of New York an attorney is very much a part of the transaction When seeking any type of service it is common to ask for referrals from friends family or other professionals. Choosing an attorney is no different. Many attorneys have a specialty. It is usually a good idea to use an attorney who specializes in real estate. Why it is important to have the right attorney Using an attorney who understands the

Maybe you should have listen to your agent I am sure by now everyone knows that to conduct real estate transactions in New York State an attorney is usually involved. It is also a fact that there are many specialties within the legal field. So, if you are buying are selling real estate you would want to choose a lawyer skilled in this area. It is similar to if you have a medical problem you would want to use the physician with the specialty that would address your illness. As real estate agents, one of the services we provide is making clients

real estate: Do you do a thorough walk through before closing? - 03/07/08 10:08 PM
When I was new to real estate, I was sitting at the closing table when the buyer leaned over to tell me that at the walk through she had discovered that under the beautiful rug in the living room there was just plywood, yes plywood. This was such a shock to me. I think this was my second listing, the rest of the room had such beautiful flooring, it never crossed my mind that I should have looked under the rug. Thankfully the buyer was very nice and did not make a big deal about this. I was thinking about this and I

real estate: Dutchess County New York Please Welcome Keller Williams Realty Team - 02/21/08 12:34 AM
Back in November, I wrote a post informing everyone I had switched to another real estate company. Yes, I decided to join Keller Williams Realty. However, the nearest office was located in Yorktown. I was fully aware that the Dutchess County office was incubating out of Yorktown and it would only be a matter of time before there would be a local office. Over the last few months I have been asked about my commute to Yorktown which gave me the opportunity to tell everyone I met in my marketplace that real estate has been transformed; not many agents go into offices

real estate: Real Estate Buyers - Is Information Overload Holding you Back? - 02/18/08 12:18 AM
Over the past year, with the real estate market sliding in many places and with the econony in general going south, the consumer has been bombarded by information on the real estate industry. It seems like everyone and his uncle has an opinon. Sadly, some of this advice is conveyed through the media, at times, by people who have no idea what they are talking about. No wonder real estate buyers feel so overwhelmed. My advice is to not allow this glut of (sometimes poor quality) information to be a stumbling block. Here are a few things to keep in mind: Real estate markets are truly

real estate: Dutchess county Market Report December 2007 - 01/21/08 11:21 PM
The trend of falling median and average price continued into December. It would take over a year and four months to clear the present inventory. This market continues to experience a slow down in new construction, lots of resale to choose from however we are seeing an increase in short sales and foreclosures. With this in mind it is still a good time to purchase as long as you have good credit and can secure a mortgage. Breakdown of the numbers for single family detached Median Selling Price - $310,000 a decrease of 11.4 % from December 2006 Average Selling Price - $402,267 a decrease of 2.4 % from December 2006 Closed sales - 149

real estate: We Appreciate AR -ActiveRain Year In Review - By Jennifer Fivelsdal - 12/31/07 06:45 PM
I thought about taking this post in several directions but in the end I decided to keep it simple. The purpose of this post is to thank the leadership of ActiveRain. As a real estate agent I know the importance of a testimonial so what better testimonial could be given to the leaders here than the comments from the members. It is also my hope that these comments will inspire new members to take blogging seriously, realizing it is not just for fun but can have a positive impact on their business. First, I want to introduce Poppy Dinsey. She is the only

real estate: Petro Oil Providing heating oil to the Mid Hudson Valley - 12/16/07 09:33 PM
Earlier this week I was going through a pile of paper on my desk. One of the flyers was from a local heating oil company offering their services to Realtors. Because of the price of heating oil I wanted to know more about what they had to offer so I could pass on the information to my clients. Well today Shawn Scianna the territory manager for Petro Oil returned my call. Petro Oil has been in business for over 103 years and this particular office provides service to Dutchess, Putnam and Northern Westchester counties. Mr. Scianna told me they offered inspection of heating

real estate: Is relocation in your future? - 11/11/07 05:18 PM
This morning I read a post by Sharon Simms welcoming back to Florida the Northerners who escape the cold winter each year. I personally have friends who are among this group and I really hate to see them go. I have had many conversations with people who have gotten tired of the cold weather and related chores and are now contemplating a move to a warmer climate. As a Realtor I use the opportunity to let them know, how I can help them find a place in any part of the country while helping them with their real estate needs right here. How am I able

real estate: It's the Time of the Season... - 10/28/07 06:56 PM
In some parts of the country the season plays a bigger role in our everyday life. In Dutchess County New York where I live, the seasons are very distinctive and they affect the way we dress as well as our recreational activities. The changing seasons also affect the way we market properties. On many occasions prospective sellers will give me photographs of their house; ones they feel would show the house in the best light. My feelings on the matter are to show the house in a setting that reflects the present season. We all know how we feel about a listing that has a

real estate: Dutchess County Real Estate Market Report August 07 - 09/16/07 08:29 PM
August again saw a drop in sales of single family detached homes. At the same time there was an increase in both inventory and days on the market. On the other hand Condos and townhouses saw increase in the number of units sold and a reduction in the number of days on the market which does indicate that more people are buying these types of properties, and the sales are happening faster. One reason for this could be these units are more affordable than single family detached properties. General Montgomery House Rhinebeck, NY MARKET REPORT AUGUST SINGLE FAMILY DETACHED Average
