In April 2012 2 single family detached homes closed in Red Hook; that was 2 less than in 2011.   In 2011 the homes sold where all under $200,000 and this year the 2 homes sold were in the $300,000 price range.
During the month there were 12 new listings ranging in price from $179,900 to $1,895,000. with the smallest house coming in at 864 square feet and the largest at 4838 square feet.

During February 2012 in Red Hook 6 new single family listings came on the market.  Of the 6 homes 3 were under $300,000 and the other 3 over $400,000.  The age of the homes ranged from 1900-2006 with square footage from 1400-4454.  The most expensive house was also the largest and newest home; a beautiful executive home minutes from the Village of Red Hook.
It is worth noting that the 2 homes under contract were both listed over $300,000 which is a good indication there is more activity in the more expensive homes.

In the month of January in Red Hook NY 3 homes sold, and what a spread in the price range $190,000 - $1,200,000.  The $1,200,00 was a lovely stone house and farm from 1733.  One house went under contract in the month of January, however there were 14 new listings.

There were two homes sold in Red Hook during October, one was a farmhouse built in 1860 and the other a home built in 2003.  In October 2010 there were three sales ,and in 2009 seven.
Between the town and village of Red Hook nine homes came on the market in October.  The most expensive home was listed at $1,775,000, a large farm with a farmhouse from 1790.
There are a variety of homes available in Red Hook, both new and old.

During September  5 homes sold in Red Hook New York.  The highest sale price was $1,321,100 a farm with over 200 acres. 
With this farm the average sale price came in at $453,280; without the farm the average sale would be $236,326.
How does this September Red Hook sales compare to last year? In September 2010 there were 7 sales, 2 more than this year.
Between the town and village there were 5 properties  in contract and 3 with offers which could lead to similar sales come October.

During August 2011 in Red Hook NY 6 homes sold which is 2 more than in August 2010.   Here is the price range of the homes sold:  $247,000-$875,000 with the largest home coming in at over 5000 square feet.
Looking back over last August's report, I asked the question: What does the end of summer mean to you?  I found that the tips for sellers are still relevant today.
With 4 homes having offers in August, plus other offers from previous months outstanding, the market is on track to have as many or more sales in September as in August

This is the last report for 2009 and what a year it was.  The December market report for Red Hook NY showed 8 sales during the month; 6 in the town and 2 in the village.  Most of the activity was in the lower price range just like in the rest of Dutchess County.
As of today there are 62  active listing, most of which were carried forward from 2009.  If your home is on the market or you are thinking of listing your home it is important that it is priced correctly.

In the month of November 4 single family detached homes closed in Red Hook New York, this was 2 more than last year same time, however 3 less than last month.
Properties sold this month were in a lower range than last month, with sale price ranging from $150,000 - $400,000 while last month the range was: $187,000-$745,000

 The properties selling in the Red Hook area continues to be mostly in the $200,000 range.  Recently  the Mid Hudson Multiple listing service provided information on sales by each Dutchess County Town.  In Red Hook the number of sales From January - June was slighly higher than same time last year although both median and average price fell.

According to a recent New York Times article  the Hudson Valley is once again the place for some from New York City to buy their first home.  The buyers are purchasing homes under $400,000.  Reviewing the Red Hook real estate market report I noticed there were over 40 properties in the price range below $400,000, so to all you potential buyers Red Hook would be a perfect destination.

 
Last month I gave sellers some advice as to how to gain a competitive edge,  it  really comes down to pricing.

During the month of May the Town of Red Hook and The villages of Red Hook and  Tivoli had  combined sales of 4. 
The sale price ranged from $195,000-$470,000 and active listings from $75,000-$2,500,000.

 
So, what can sellers do to to gain a competitive edge?

Red Hook NY Real Estate Market Report January 2009
 During January there were several snow storms as well as icy condition in Red Hook NY.  This did not mean that real estate came to a stand still; several new properties came on the market and about 6 others now have accepted offers.

After reviewing the sales trend over several months I predicted a large inventory would  be carried forward to 2009.  This month there were only two sales of single family detached homes and 3 offers.
Mortgage price has dropped, so has the price on many properties.  There is talk of some intervention to bring mortgage price even lower but only time will tell.  This month because of the lower rates many are using the opportunity to refinance to get a better rate or to get some equity out of their home to help them through this challeging time.

 Last month I pointed out that the real estate inventory in Red Hook was high.  Sadly it is still high with an inventory of 81 and one sale, that's right 1 sale.
The only point I am going to make this month is:  If you really want to sell you will need to reduce your price.  Here is the breakdown for October.

With less than 3 months until the end of the year Red Hook sellers have much to ponder. At this moment there are 79 homes available for sale in the town, and 5 in the village.   In 2007 63 homes sold  in the town and 3 in the village.  To date only 37 homes have sold, therefore to match last year's numbers 29 homes would have to be sold in less than 3 months.  Even if this was achieved there would still be a year's worth of inventory left over.

 There are about 86 homes available between the town and village of Red Hook.  For the month of August only 6 properties closed.  I hardly think I need to say that the inventory is high and some of these will not be sold this year.
What can a seller do to have a competitive edge?

Red Hook continues to have a large amount of homes for sale.  From the report below there is an indication that next month's unit sales could triple based on listings now in contract.
It is important to have your property priced right to be competitive.  I have also noticed that more incentives are being offered to buyers; some are sellers paying down mortgage points for buyers, a free tank of heating oil, and holding part of the mortgage to name a few.
