There were two homes sold in Red Hook during October, one was a farmhouse built in 1860 and the other a home built in 2003.  In October 2010 there were three sales ,and in 2009 seven.
Between the town and village of Red Hook nine homes came on the market in October.  The most expensive home was listed at $1,775,000, a large farm with a farmhouse from 1790.
There are a variety of homes available in Red Hook, both new and old.

During September  5 homes sold in Red Hook New York.  The highest sale price was $1,321,100 a farm with over 200 acres. 
With this farm the average sale price came in at $453,280; without the farm the average sale would be $236,326.
How does this September Red Hook sales compare to last year? In September 2010 there were 7 sales, 2 more than this year.
Between the town and village there were 5 properties  in contract and 3 with offers which could lead to similar sales come October.

In Red Hook, during the month of May, 1 single family home sold; and unlike last month the average sale price was above $200,000.  So, how did this May compare to last May?  The market last year was stronger; there were 4 sales ranging from $217,000-430,000.
The tip I gave back then is still relevant so I will repeat it. If you are thinking of selling your home make sure it is priced right from the start. In this buyer's market this is the single most important factor that could lead to a successful transaction.

The real estate market in Red Hook NY during January was a bit soft. There were only 2 sales, one located in Upper Red Hook and the other in the Carriage Drive development.
If you compare this January to January 2010; in 2010 there were 6 sales between the town and village. The average sales price for January 2011 was $282,500 down from last year when it was $369,958. Last year there was also 1 sale in the village with an average sale price of $230,000.

The Red Hook real estate market ended 2010 with 4 sales.  It was good to see some movement in the upper end of the market; 2 of the properties originally listed for over a million dollar each sold for just under a million.
 This was not the case in the Village which saw no sales in December.

The March real estate inventory for Red Hook NY had properties ranging from $159,000-$1,290,000, with square footage from 1075-4500.
One of the homes, a 3000 square feet farm house was built in 1865 and the 2 most expensive properties were from 2006.
Although only 2 properties sold in Red Hook NY during March, there were 4 properties with accepted offers as well as 1 in contract.  This is an indication that the number of sales would likely increase in April and this should be the expectation as the spring selling season get going.

This is the last report for 2009 and what a year it was.  The December market report for Red Hook NY showed 8 sales during the month; 6 in the town and 2 in the village.  Most of the activity was in the lower price range just like in the rest of Dutchess County.

Properties sold this month were in a lower range than last month, with sale price ranging from $150,000 - $400,000 while last month the range was: $187,000-$745,000

According to a recent New York Times article  the Hudson Valley is once again the place for some from New York City to buy their first home.  The buyers are purchasing homes under $400,000.  Reviewing the Red Hook real estate market report I noticed there were over 40 properties in the price range below $400,000, so to all you potential buyers Red Hook would be a perfect destination.

 
Last month I gave sellers some advice as to how to gain a competitive edge,  it  really comes down to pricing.

During the month of April the Town of Red Hook and The villages of Red Hook and  Tivoli had  combined sales of 5 of which 2 were bank owned properties. 
The sale price ranged from $142,500 -272,500 which is similar to the rest of the county in the sense that  most of the sales are in the lower end of the market.

So, what can sellers do to to gain a competitive edge?

 In the month of March in Red Hook the number of active listings under $400,000 numbered 34, of which 12 had price reductions.  Within the $400,000 to $999,000 range there were 18 available listings and 8 of those had price reductions.  Above $1,000,000 there were 4 listings with one price reduction.  The average price in the active category was $508,964.00 and this was only because of the 4 listings over $1,000,000.
Of the 4 sales, 3 were in the $200,000 range and this pattern is also noticeable in other towns; here is where most action is being seen.

It is impossible to drive through most streets in Red Hook without noticing a House for sale sign.  This is a typical scene in most towns - And the Spring rush has not yet occurred.  As spring approaches this is a time when most owners typically put their property on the market  so I thought it would be a good time to see what the numbers show so far .
In the month of January 6 properties were listed ranging from $229,000 to $524,900
