In the Town of Rhinebeck during April 2012 3 homes sold, ranging in price from $271,000 to $1,950,000. Because of the almost 2 million dollar sale the average sale price came in at $831,833; keep in mind 2 of the 3 sales were priced in the $200's. In April 2011 there were also 3 sales
During the month 10 homes came on the maket ranging from $305,000 to $1,895,000, interestingly 6 of these homes predated 1900.

In February only 1 home closed in Rhinebeck, this was 2 less than in February 2011. At the same time 4 Rhinebeck homes for sale were listed, the price of these homes ranged from $285,000-$950,000.
3 Rhinebeck homes received offers, and 2 of the 3 were listed for almost 2 million dollars.
The Rhinebeck home sold had a list to sale price ratio of 75 percent, this home was on the market for 224 days.

How did the number of single family homes sold in Rhinebeck compare to the same time last year? Last January 3 homes sold and they were all under $200,000. This January the number of homes sold doubled, and they were more expensive homes.

Would you believe it, 4 homes sold in Rhinebeck in November 2010. Back then the price range of the homes sold was $267,000-$607,500 this November the range was a bit lower $215,000-$408,500. The month closed with 4 homes in contract and 1 with an offer.

The homes sold in Rhinebeck ranged from $95,000 to $468,000. The $95,000 was a home sold as is and was a seasonal cottage. The most expensive home was from 1830 with square footage over 2000.
In September the Village had no single family detached sales, however there are 2 homes in contract.

Based on Data from the Mid Hudson MLS the real estate market in Rhinebeck was very quiet.
Examining the data it looks like most of the properties have had price reductions but might require even further cuts to attract a buyer.
Buyers keep in mind further price reduction could be offset by higher interest rates, yes mortgage rates are trending higher. Timing the market like many have found out is not an easy thing to do.
