I was looking at the expired listings and saw some properties that had been on the market for a long time.  I actually saw one that was on for 1000 days. Some of this probably was a result of not being priced right
 
Last year  did present some challenges:
 
•·        The value of some homes was less than the amount owed
•·        Financing was harder to get
•·        Appraisals seem to have swung too far in the conservative direction
•·        Days on Market were at an all time high
•·        Inventory was plentiful

Only once every 4 years will I get the opportunity to issue a market report on February 29th.  So Red Hook residents:
Did You Know?  - There are presently 67 listings on the market.  That's like having an entire year of inventory in February since the total sales last year was 66 units.

Today because of the recent mortgage meltdown there has been tightening in many areas of the industry.  Many deals have fallen apart because the properties failed to appraise for the selling price.  With this in mind, I feel it would be a good idea to make sure your property is appraised ahead of time and is priced based on the appraisal.
Because of the added competition in the market you might want to make sure your property has the edge.  It is therefore advisable that you do a pre-inspection and then fix the problems discovered in the inspection.

seller: My longest closing ever - 09/20/07 09:48 PM
I have had this listing for over two years.  I can already hear the comments, why would you want to keep something that long?
So here is my story.  The owner of this cute little property lives abroad, he interviewed agents on the phone and decided I was the one.
This was such an adorable house, just perfect for a second home.  The drawbacks were: it had one bathroom, it was a bit small and was located on a steep incline.  Everyone who saw it loved it but it just was not big enough for their needs.  I had an offer within three weeks.
