One of the things I look up prior to an inspection is the amount of time on the market.  This gives me some idea concerning the condition of the house.  Yes, there are variables that I can't foresee, but, generally, the longer a house is on the market (especially if it is vacant) the worse it looks. 
Today people are looking for a bargain and there are plenty of them out there. What many buyers don't seem to understand is that bargains might contain problems.  They are immensely disappointed when the bargain house they are looking at has some severe issues.

When a Home Inspector writes a report or takes notes for a report he usually begins the same way each time.  I know I do.  I start outside with the roof and work my way down and around the house. Taking everything in stride no matter what you may find.  Oh, you might look at something and shake your head, snap a couple extra photos, and even write a cute (using the term loosely) little anecdote in the margins.  But all in all home inspectors that have been doing it for a while take most things in stride.

What are the things that you don't know about your home? They are all the important things that you don't know are important until you need to know them.  Now is that clear to everyone. 
If you live in the North (north of what you ask, where it is cold) you have a more than even chance your driveway is cracked.  Why is that? I do.  I see this much too often in one form or another.
 
It doesn't take long for this to happen.  All you need is a situation like the one above and Spring Rain. If the house isn't too old then you might need a few seasons without repair, but eventually you'll see it too.  Unfortunately, the damage in the above picture is severe enough that it isn't going to be an easy, cheap fix.  Unlike the fix the prevention is much cheaper and easier.  For every downspout one $10 purchase will do the job of redirecting the water away from … (11 comments)

One of the most amazing things about Home Inspections is not "inspecting the home", but seeing all of the different homes and lives that went on in those houses.
I am often surprized by the way homes are decorated and/or cared for by the number of inhabitants the house has had over the years.  Some look ready to fall down on the outside and inside there well kept. On the other hand, there are the ones that look like a "gingerbread house" and on the inside.......
This old farm house was one that truly amazed me.

Over the years (almost too many to count now, not enough fingers and toes) I have seen too many different problems to enumerate in any blog.  The ones that make me more angry than any other are the ones that take minimal effort to correct.  The minimal effort could save thousands of dollars for the home owner. 
I always end my reports with "Please read the entire report" and I've noticed that many other Home Inspectors do the same.  Many HI's are now putting in their report causes and effects of neglect of simple things that need addressed regularly. What can cause … (7 comments)

I just want to scream when I walk into anotherwise normal home and find that more than half of the mechanicals, siding or anything else just gone.  When the thieves take the copper, duct, cabinets, water heater, furnace, or appliances they are not only stealing from the seller of the house, but from the community.  The home owner (bank or other) normally would have to repair the house to even get it on the market, let alone sell it.
The home where this picture was taken was, outwardly, in good condition.
