ohio: Pride in Our Work - 12/15/11 04:30 PM
Now that we are back doing some rehabing for our out-of-state investors I have become more critical about the condition of the rehabs I inspect. When a rehab is complete it should look complete. Anyone that presents their work for sale (all of ours are rentals) should be proud to walk any prospective buyer through the property. I don't understand the lack of pride in the completed work. The homes in these pictures all had offers and I was doing the Home Inspection for the prospective buyer. The blue line isn't decorative, it is painters tape. If your

ohio: Things you don't want to hear at an inspection. - 12/01/11 12:52 PM
There are a number of things you don't want to hear during an inspection. Some are said by the inspector, but others could be said by the homeowner, Real Estate Agent, or even client/buyer. Here are some of my favorites: "We had an Electrician go through the whole house and there isn't any knob and tube wiring left." "The roof is only 7 years old and they stripped it down to the rafters when they replaced it. "We just had all the ducts and returns cleaned." "You can get to everything real easy. We had a new

ohio: Sports in Dayton - 09/03/10 03:06 PM
If there was any question that the Bucks would take Marshall to lightly I think those questions were answered last night. In a good opening game OSU beat Marshall soundly 45-7. Ok, there was little doubt that Number 2 Ohio State would come out on top, but we've all seen the scares before. They looked great by the way and here is a short replay of the game. Ohio State University vs Marshall University Our next game is going to be a real test of the Buckeye's metal against Miami of Florida on September 11 at 3:40 pm. Jack Gilleland

ohio: Our Neighbors Kettering, Ohio - 08/15/10 12:28 PM
Kettering, Ohio is the largest suburb of Dayton and is probably one of the most well known. Named for the famous inventor and philanthropist Charles F. Kettering probably one of its most notable citizens. The area now known as Kettering was first settled by John Patterson Sr. in 1798 and in 1841 became Van Buren Township. I wasn't till June of 1955 that Van Buren Township became Kettering, Ohio. Employers in the area include: GE Money, Kettering Medical Center, Delphi Corp. (previously Delco), Wilmer Hale (the 22nd largest law firm in the US), Reynolds and Reynolds and lets not forget

ohio: Our Neighbors, Huber Heights, Ohio - 08/06/10 04:02 PM
Huber Heights This photo is of a lock in the canal that was begun on July 21, 1825 from Lake Erie to the Ohio River. Here the canal passed through an area now called Huber Heights, Ohio. Huber Heights is one of the newest incorporated cities in Montgomery County. This lock is in Carriage Hill Metro Park, one of the 5 Metro Parks in the county. Huber Heights was incorporated in 1981 and was formally known as Wayne Township. This is where a developer name Charles Huber had a dream of building a community of house (all brick)
