roof issues: Inspectors Worst Roofs - 08/05/11 02:33 PM
August must be roof month, or this is roof week, or something like that. Don't know what happened, maybe I missed the annoucement. But not to be outdone I decided I'd throw my 2 cents in the pot. My worst roof is a standout that has no competition in my history of inspections. This is one that even the most hardy and fearless inspector wouldn't attempt. It is only a one story house in the front, but in back (with the walkout basement) it is a full 3 stories tall. Here is the front of what seems

There have been a lot of posts about caulk lately (tis the season) and I didn't want to be left out. I've seen windows, doors, floors, brick, plumbing fixtures, concrete, and roofs caulked just to mention a few uses. Not long ago I even saw some "silly cone" sealant used for wood glue. As you can guess, just like Dr. Marvel's Magic Elixir, it didn't work very well. roof issues: The Roof Leaks - But Where. - 01/25/09 03:57 PM
I just hate it. It's snowing (3") and I get a call. Yes it is Sunday, yes I'm doing something other than work, but that doesn't matter. I tell all my clients that they can call me anytime (sometimes I'm not very bright), anytime at all. Clients don't call very often, but friends and relatives now that is a different story. This morning the phone rings, and to be fair it wasn't early, it is a relative that has a problem. Their roof is leaking and it is ruining the ceiling. This is not what I wanted to do today. It

roof issues: Trusses Trusses Whose Got the Trusses - 01/07/09 03:16 PM
I've often wondered about the quality of the work done by a contractor at their own home. Many times after inspecting a situation comedy that passes for a new or recently built home I wish I could find the contractors home and inspect it. Would the contractor do the same things in his own home as in one he was intending to sell. Okay you contractors, don't jump down my throat here, many of you are excellent. There are home inspectors out there too who I wouldn't let inspect my shed. In fact, no I won't go there in this blog.

For those of you that have experienced this (it has become widely used now), I join you in just shaking your head. What is it? The freshly stippled ceiling. I see so much of this that I just smile and begin looking for the leak. Many more times than not, a freshly stippled ceiling means that there was a leak. I've even seen closets stippled when the rest of the house was just plain drywall painted. As home inspectors, we're on to you homeowners. We know that the easiest way to cover damage to a ceiling is to stipple. A little

When I got to the inspection I found no one there yet (Lets be fair, I was 15 minutes early). So as per usual I started walking around the house. I was a bit puzzled by the arrangement of the windows (they usually denote the different floors. As you can see the windows don't line up across the back of the house. Well, after the windows my eye noticed a blue tarp on the roof stretching from one side to the other. I thought, "this is not going to be simple".
