The fundamentals of the housing market - Mmm;I am always interested in the fundamentals.

I may have woke up on the wrong side of the bed today, but what fundamentals? 

It has been written and discussed many times on AR that the housing market is a local phenomena, I believe this to an extent; however, I do think national news/sentiment has an effect.  Having said that, how do we talk about fundamentals when the fundamentals can be different for many people/places. 

Pending home sales up - I don't think that pending home sales is a very good indicator, actually I am not so sure that home sales in and of itself is a good indicator.  They're pending, how many of these sales will pass underwriting, inspection and appraisal?  I hate to be negative, but I read/hear indicators and think is this what is really going on are things really turning the corner?   What types of sales are taking place, how long are market times, are the homes selling for original asking price?

I am afraid and weary of the constant back and forth government information provides us on a daily basis.  On any given day you can find articles that say "we're on our way" or "we've got a long way to go" - read into whichever one you like; I've elected to rely more on my what I see and hear from the people and places I am in contact with most often and not some writer that may have an agenda. 

Here is what I know; I am not hanging around and waiting on any recovery.  I am continually working/thinking/exploring ways to be successful in today's environment.  In the past I have written and read on AR about a new reality - I believe we all need to embrace the new reality; quit hoping that what you're reading is true whether it's bad or good.  I am a believer in prayer and think it's good to pray that God looks after us.  I do pray that I see the light/options that this market offers.  I pray and hope that I am lead in a direction that embraces the journey and finds a relevant way to exist in difficult times; it was never said it would be easy.   


There are great opportunities in this market.  People are looking for signs of hope, offer it to them; that doesn't necessary mean painting a rosie picture.  Keep searching for wisdom and ways to be a positive influence to your family, friends and community.  Don't cut corners.  Be diligent with a servant heart.
