I was recently involved a transaction that became a nightmare because of an attorney. My clients made an offer on a property went through inspections and we were set to close in one week. They were very excited to be in their first home!
I saw early on that there may be a problem at closing because the names on the sale contract did not match the names recorded with the county as the owners. I have heard a lot of talk about email addresses lately. A lot of people have the opinion that a email not connected to your broker is a good thing. Some of these people are commenting that you can get you own email at your own domain for 50.00 a year.
Well here is a less expensive solution. AOL offers a free email account at your selection of domain names. This sounds like a better way to go.
We all know how tight marketing money can be and why pay for something if you can get it for free?

Thankfully  notifies us of new comments on our Blogs. Over the weekend there were so many comments added to my blog advertising on line drugs and inappropriate web sights.
I for one would not like to see my name associated in a professional level with this type of advertising. Just a heads up keep an eye on you past posts for this type of activity.
By the way maybe Active Rain can come up with a way to make unregister user comments require an approval before they show up on our blog.

Poor Listing Descriptions - 04/11/07 06:48 AM
What unusual comments have you seen on property descriptions lately? I have found a few that I just needed to share because they seemed so inappropriate.
Back on Market--Tax Liens HAVE been RELEASED.
Boy am glad those liens are released now they may be able to sell.
Fresh paint. Newer storm door, front door, shutters. Lrg fenced-in yd.
The home is 30 years that means the storm door could be 29 as that would be newer than the house
Updates include, roof '93, windows '97
Ok we have a 14 year old roof and 10 year old windows is this why it is overpriced?

  Recently an agent put a property on the market that she had purchased. It was an investment type property-- a duplex that needed to rehabbed but the price was right. She was offering the property of 8,900.00! The only problem was that to show the property you had to go to the office to get the keys! Thats right the keys were at the office.
  That would not normally be a major obstacle but the office was 35 miles from the property! Would you make a 140 trip to show one property that was on the market for 8,900.00?
