ethics: I feel like a Volunteer!!! - 07/10/07 08:41 AM
I have been working with a buyer that needs a V.A. Loan. We have been looking at some new construction homes and made an offer on one. The property went into multiples and we were not willing to pay the most for the property. Well the pre-approved loan for the other party fell apart and I received a call about it.
In the mean time my client went to a builder about 10 miles away. They were talking with him and he mentioned that he was working with me. They told him that because  he was there without an agent he had a choice. … (6 comments)

ethics: Making someone a motivated seller? - 06/24/07 10:12 PM
I had a conversation with one of my clients yesterday after I held their home open. Is seems that their cousin is also selling their home and is experiencing the same lack of offers that we have had.
He told me that his cousins agent was pushing them to buy NOW and not to worry about selling their current home. The way it was presented to me was that my client felt that the other agent was looking out for number one and the number one was not his client.
My client and I had the discussion when we started … (15 comments)

ethics: What are people thinking of? - 06/20/07 11:18 PM
I recieved an email contact from a prospective buyer.
They had a home that they wanted to an it they had to see it in less than 4 hours! I called the contact number to confirm and reached the wife. She told me that they had this time free and wanted to see the home. There was not a lot of time to talk as she was at work.
I called and arranged the showing, called her cell phone and left the message that we were set to view the home. I pulled some numbers on the home and brought … (5 comments)

ethics: The New Landlord - 05/18/07 10:50 PM
One of my neighbors became a new landlord last year. He bought 2 preconstruction homes with the idea of turning them into rentals and having them pay for themselves. This is a good plan if you have worked out all the details but a quick way to problems if you do not have a professional working with you and an exit plan if things don't work out.
His story is that when he set the rental amount he worked off the current payment. Now a year later the taxes on the properties have been assessed and are costing him … (7 comments)

ethics: Home staging help? - 02/24/07 10:37 PM
With all the buzz about home staging currently we almost assume that stagers are miracle workers. The claim that I heard this past week from a stager was that she would get a home sold in 2 weeks at 5% over list price! She did not seem to care what the list was or the days on market in our area! She was under the impression that all she had to do was stage the home and buyers would flock to see her work. She tried to give the impression to me that she could take a home that was in … (3 comments)

ethics: Dealing with other agents! - 02/05/07 10:18 PM
On a property that I have just listed that expired 2 weeks ago with another agent  my client asked me to get the key to the home from the former agent. My client lives out of town. The person that was marketing the home before me was supposed to return the keys to the client. When I called the agent about the key the comment was that yes the key was in their possesion and that they would have it available when they made it into the office. What is up with people are they so busy that they can't get the … (2 comments)

ethics: Investor Problems Prevented - 01/01/07 12:01 AM
I belong to a small investor mentor group. One of the people found a duplex to purchase that they thought was a great deal and it may be. The only problem was that they were going off mortgage payment numbers supplied by an unethical broker. He purchased the property for 345,000.00 income is 1800.00 per month. The motavating factor in this purchase was the ability to be qualified to make a monthly PITI payment of 1270.00. It looks great on paper but when I asked how did you get such a low payment I found out the numbers were run on … (0 comments)

ethics: Oh Woe is Me! - 12/27/06 09:10 PM
The listing agent on the Freddie Mac that I was writing an offer on was not available all morning and I found out why. She was writting an offer on the same property. Now comes the moral delimema for her. I had to have my clients sign the multiple offer notification form from Freddie Mac. We made our highest and best offer but what is to stop her from informing her client on the terms and conditions of offer? Nothing! In Ohio it is legal with the approval of the seller to disclose to one or all parties the terms of an … (5 comments)
