investor: The new "Investor" - 09/13/07 06:02 AM
There is a REALTOR® in my office that came to me for some advice. It seems that she has a client that she is working with that is new to real estate investing and she was wondering why all the offers they have written were turned down.
She asked me to go over her offer before she submitted it to help her make sure that it would present her clients offer in the best light.
She was getting ready to submit a bid on a HUD home at 62% of list price. I pulled up the bid results and saw that in … (6 comments)

investor: The New Landlord - 05/19/07 05:50 AM
One of my neighbors became a new landlord last year. He bought 2 preconstruction homes with the idea of turning them into rentals and having them pay for themselves. This is a good plan if you have worked out all the details but a quick way to problems if you do not have a professional working with you and an exit plan if things don't work out.
His story is that when he set the rental amount he worked off the current payment. Now a year later the taxes on the properties have been assessed and are costing him … (7 comments)

investor: Hard to show properties - 04/08/07 10:21 AM
Recently an agent put a property on the market that she had purchased. It was an investment type property-- a duplex that needed to rehabbed but the price was right. She was offering the property of 8,900.00! The only problem was that to show the property you had to go to the office to get the keys! Thats right the keys were at the office.
That would not normally be a major obstacle but the office was 35 miles from the property! Would you make a 140 trip to show one property that was on the market for 8,900.00?

investor: Short Sales - 04/05/07 01:05 PM
This is some information that was given to me and I thought I would pass it along.
How to Write a Contract for a Short Sale
Purchasing a distressed property for a discount directly from a lender - not the homeowner - is considered ashort sale.Often, there is little or no equity in properties that are in the foreclosure process because the homeowners oweClose to - If not more than - the value of the loans. In these cases, lenders will sometimes accept discountson mortgages to avoid potential foreclosures and bankruptciesWhy?First, banks and lending institutions don't like bad loans on their books. second, … (2 comments)

investor: Investor Problems Prevented - 01/01/07 08:01 AM
I belong to a small investor mentor group. One of the people found a duplex to purchase that they thought was a great deal and it may be. The only problem was that they were going off mortgage payment numbers supplied by an unethical broker. He purchased the property for 345,000.00 income is 1800.00 per month. The motavating factor in this purchase was the ability to be qualified to make a monthly PITI payment of 1270.00. It looks great on paper but when I asked how did you get such a low payment I found out the numbers were run on … (0 comments)
