   I had a conversation with one of my clients yesterday after I held their home open. Is seems that their cousin is also selling their home and is experiencing the same lack of offers that we have had.
  He told me that his cousins agent was pushing them to buy NOW and not to worry about selling their current home. The way it was presented to me was that my client felt that the other agent was looking out for number one and the number one was not his client.

  I know it's a buyers market but it's not an insane market.
  I have a new client that I am working with that has found a property that they like. The home is on the market for 235,000 and the purchased the home for 228,000 eighteen months ago. They like a lot of people used a 100%  purchase money mortgage. They are now being relocated and the home has been on the market for 4 months with one 5,000 price drop.
  Their question to me was "Do you think the seller will take 198,000? "

The State of Ohio has recently raised the base interest rate on their first time home buyer program. This program is still a very attractive way for most people that have not owned a home for the last 3 years and live in Ohio to purchase their home. I was recently involved a transaction that became a nightmare because of an attorney. My clients made an offer on a property went through inspections and we were set to close in one week. They were very excited to be in their first home!
I saw early on that there may be a problem at closing because the names on the sale contract did not match the names recorded with the county as the owners.   With the number of builders in our area going bankrupt it causes me some concern with the standard builders contract. The builders contract calls for a nonrefundable deposit to be paid to the builder upon acceptance of the contract. This money does not go into an escrow account but is commingled with the builders opperating funds.
 What protection are we giving our clients if the builder goes bankrupt? There have been enough builders in my area to go out of the industry in the past year to make me think this over.

  I have a client that is building a new home. They are slightly credit challenged and when they applied for a mortgage they were called by mortgage brokers that promised them the sun, moon, and stars. The way these brokers got their number was through the credit reporting companies selling their names off the initial inquiry.

With all the buzz about home staging currently we almost assume that stagers are miracle workers. The claim that I heard this past week from a stager was that she would get a home sold in 2 weeks at 5% over list price! She did not seem to care what the list was or the days on market in our area! What is there to do durring a winter storm? Some people like to fill up the car. Yet other people go to the grocery store and stockup for the duration. 
However one of my clients felt that it was the perfect time to make an offer on a home. So in the gap between the 4 inches of snow and the freezing rain coming down we met at my office and wrote a purchase offer. How productive a snow day did you have?

   On a property that I have just listed that expired 2 weeks ago with another agent  my client asked me to get the key to the home from the former agent. My client lives out of town. The person that was marketing the home before me was supposed to return the keys to the client. When I called the agent about the key the comment was that yes the key was in their possesion and that they would have it available when they made it into the office.   I hada client that had a home under contract. We were through inspections and released the appraiser to finalize loan commitment. My client being the frugal person that he is decided he needed more money to buy Christmas presents and to help with the upcoming move. The way he decided to do this was by not paying his auto loan.When the lender repulled his file and saw a 30 day late on his main trade line in combination with what happened to his credit score we were disqualified for the loan.

Back to the story on the relocation property. I  had warned my client that we may get a call Friday on the property. As I had anticipated the call came and it came early, 9:30 so the other agent must have told the relocation company early. The other agent asked if we could reopen negotiations on the property and gave us an offer of 2000.00 less than where we fell apart at.   There is a Relocation property in my area that one of my clients made an offer on. I am very familar with the neighborhood and home. We made 5 rounds of counters on the property priced where the seller who bought the home 1 year ago would not be hurt financialy by the price. On the second counter from the seller they wanted to move the closing date up one month (from March to Feb.). The other agent could not see how this had an economic impact on my client.
