Despite the fact that unit sales have been down the last 4 months in a row, and that the median sale price for October was down slightly from last October (less than 1/2%) Orion sales are still up year to date.

Normally hearing that year to date median sale prices are down 3.4% wouldn't be good new. But when you consider Lake Orion Michigan/Orion Township Michigan prices have been plummeting since 2005, a slight decrease in prices truly is good news.
Even better news is the median sale price has been up over the previous year the last 4 months in a row. And the extraordinary news is the total sales volume is up from last year.

Home sales in Lake Orion Michigan are up, average/median prices are down- but not the 28% prices were down last year. The good news for Lake Orion Michigan home owners is that even though prices are dropping, it's more like a gentle glide than the deadly plummet of the past few years.  For the first 7 months of the year average sale prices are down 8% and median prices are only down 3.8%.
Good news for home sellers. For home buyers it is data that needs to be studied if one is trying to gage the bottom of the market.

Real Estate sales for Lake Orion and Orion Township in 2009 were abysmal - except for buyers. It's a strong buyers market right now. There are great deals all over the place. I had one family buy a nice 3 bedroom bath and a half house with a partially finished basement, large fenced yard- for $40 more per month than they had been paying to rent an apartment.
