29 of the 53 were bank owned, 55% of the sales being REO is down from the previous 90 days at 68% REO when the median price was $129,500.
Hopefully the prices will continue to stabalize and the REO sales will stop driving the prices down. There are currently 16 active bank owned properties in Crestline, still plenty of opportunity to buy a dream cabin at a fraction of the cost.
According to CAR (http://www.car.org/newsstand/newsreleases/augustsalesandprice/) "The statewide median price of an existing single-family home increased 2.6 percent in August to $292,960, compared with July 2009."
With Lake Gregory coming in at 44% of the average home in California, I'd say there's never been a better time to buy! Come up for some fresh air!

An interesting note is that 15 of the 28 were bank owned.
54% of the sales being bank owned, this is down from the previous 90 days where 63% of the sales were bank owned and the median price was $127,500.
Hopefully this means the prices are stabalizing in Running Springs. We'll see what happens over the next 90 days.

In the latest batch I've sold, I am experiencing a lot of "takers". I know that it's a buyer's market. I know that the one with the money makes the rules in this current climate, BUT they want it all! I am dealing with sellers who feel like they're being bullied by the buyer. What's a seller to do? Cancel? They can't, and the buyer knows it. So not only does the buyer want to offer 15% under asking price, then they want every single thing on the home inspection fixed?! What are we coming to? Then if the seller wants more time, buyer says no way. Then the buyer changes their mind and want more time and the seller has to just roll over again. It is crazy. It's hard work making deals come together these days. It's also hard to protect our clients in cases like this. Any of you experiencing Takers out there?
