29 of the 53 were bank owned, 55% of the sales being REO is down from the previous 90 days at 68% REO when the median price was $129,500.

Hopefully the prices will continue to stabalize and the REO sales will stop driving the prices down. There are currently 16 active bank owned properties in Crestline, still plenty of opportunity to buy a dream cabin at a fraction of the cost.

According to CAR (http://www.car.org/newsstand/newsreleases/augustsalesandprice/) "The statewide median price of an existing single-family home increased 2.6 percent in August to $292,960, compared with July 2009."

With Lake Gregory coming in at 44% of the average home in California, I'd say there's never been a better time to buy! Come up for some fresh air!

An interesting note is that 15 of the 28 were bank owned.

54% of the sales being bank owned, this is down from the previous 90 days where 63% of the sales were bank owned and the median price was $127,500.

Hopefully this means the prices are stabalizing in Running Springs. We'll see what happens over the next 90 days.

Buyers market = Takers??

In the latest batch I've sold, I am experiencing a lot of "takers". I know that it's a buyer's market. I know that the one with the money makes the rules in this current climate, BUT they want it all! I am dealing with sellers who feel like they're being bullied by the buyer. What's a seller to do? Cancel? They can't, and the buyer knows it. So not only does the buyer want to offer 15% under asking price, then they want every single thing on the home inspection fixed?! What are we coming to? Then if the seller wants more time, buyer says no way. Then the buyer changes their mind and want more time and the seller has to just roll over again. It is crazy. It's hard work making deals come together these days. It's also hard to protect our clients in cases like this. Any of you experiencing Takers out there?

Lender conditions, oh my!

Lenders are getting tough...

Lately I've been having some really crazy last minute lending conditions!

Here are a few examples:

#1: Last week we closed a deal (thankfully!). This poor buyer was told the house was fine. Then a funding condition was a copy of the home inspection (what?!). Once they reviewed this, they wanted a certification on the roof, plumbing and electrical. Miraculously we pulled this off on a $115,000 REO house that is 35 years old with the regular deferred maintenance. Then the day after it was supposed to fund, the lender came back and said, "Oh, the buyer has to install a stove". If this was an FHA deal, I could understand, but this buyer had 20% down! The buyer got it done, and the deal closed, but it would have been nice to have that info 2 weeks earlier!

#2: Still in process... This house was built in the 30's and the electric hot water heater doesn't work. The electrical panel is something you'd see in a cartoon, so...the bank requires the hot water to work (this is FHA) and in order to get a new electric water heater we need an upgraded panel. Ok, no problem! So the inspector comes out to do the Pre Alt inspection and gives us a very long list of all things that must be upgraded in this ol' house in order to get the permit on the electrical, ugh. Stay tuned as this fun one makes it through lender conditions.

#3: Still in process (hopefully!): This house is a big beautiful house that generated multiple offers and all were over asking price. Finally the lucky buyers got started and on we roll with inspections; etc. In this one there are 2 water heaters, both "red tagged" by the gas company since these rooms look like bedrooms. This lovely bit didn't even get as far as the lender since the lender is now telling the buyer they must sell their car in order to get a loan....hmmm.... Buyers said ok, we'll do it, we'll just see if the bank hangs in there.

#4: Oh so close... This house was in a 30 day escrow for 35 days. The lender wanted the buyers to replace the flooring and the cracked sliding glass door before funding. This poor buyer was just about to make the call to get these things fixed when he got a message that he was laid off of work. They cancelled the escrow and we reduced the price....This house resold. The buyers were using the same lender. I mentioned to the agent there were conditions and since the new buyers were FHA, we could have some big problems. The agent disussed this with the lender and was assured, "no problem". Uh huh, we'll see. So here we are at the end of this escrow and guess what? A full page of lender required repairs! Thankfully we were able to get them all done. We turned it all in for funding on Friday and....(drumroll).... more conditions. "No the floor isn't ok, you'll have to replace it. Oh and we made a mistake in loan doc's, we'll have to do a partial redraw, also, I know we said the appraiser didn't have to verify repairs, but we changed our minds". Tonight I'm told everything is good, we should fund in the morning. I'm holding my breath on this....

There are more as I'm dealing with a few short sales, but I think that's enough for now. It makes my stomach hurt reliving all this drama, lol. The good news is I am learning something new every day :)! The moral of the story is, um, find all cash buyers! Just kidding, we just have to be ready for this stuff!

The latest numbers from www.ala-ca.org indicate the lake is fast approaching full. We've had some really exciting thunderstorms that are uncharactaristic for this time of year. It's fun for us to have the occasional storm, but I would have liked to see more rain out of it. Memorial Day was so warm on the lake, now it feels like we're back to winter! The forecast says it's going to warm up, I'm sure it's just a matter of time. In the meantime, I'll just cross my fingers that we get the lake full.

I keep hearing stories of friends and family members struggling in this economy. I hear a new sad story every day. I am involved with REO properties, I know this is real, and yet....

This past weekend, I showed 2 sets of clients back to back Saturday, wrote an offer on a property that evening. We are still in negotiations. I got 3 legitimate leads on the internet, one resulted in a written offer last night which was accepted today. This surge in business was reminescent of the good ol' days for sure! I am counting my blessings and thanking the Lord. Then it is nose to the grindstone to find some more!

It's definately not over after the offer is written, it is taking more to put (and keep!) deals together. I have one escrow that needs a new septic system, one with the plumbing and electrical shot, one with water damage and a leaky roof, another that just underwent mold remediation, a probate deal that revealed a flood when the water was turned back on, a burned down REO and more! I'm flooded with new BPO's and am excited about the constant activity.

Every day holds a new surprise and a learning experience, I can't wait to see what tomorrow holds!

Taking it to the next level

Time to grow

It is difficult to know in this economy whether to cut back or take it to the next level. I am not sure when or if things will pick up to the way they once were. My mentor told me that now is a great time in Real Estate because everyone who wants to make it will have to really work and we will learn good habits that will take us through our real estate career. Doing everything that it takes to grow our buisness on a regular basis. It's a great idea on paper it is just hard to start. There are so many services, products, and more technology than anyone knows what to do with, so finding systems that work and sticking with them will be vital in making my real estate career last. Today I am bringing in a friend to help me with some of the details, I don't want to call her an "assistant" because she is smarter than that and has existing knowledge of the business whcih I consider a real value. It will be my first crack at this and I am very excited, and maybe a little nervous. The real challenge will be to use that time that she frees up for me wisely. I have to make those prospecting calls and accomplish more than writing more blogs in order to make it worth it. I hope this is a turning point in my career, one that makes me wonder why I didn't start sooner!

My REO property burned down!

FIRE! And the clean up, oh my!

What a mess! I feel bad that I am the bank's only liason in the area for this property. What a lot of work I have ahead of me. I have to file reports, take pictures, get demo bids and talk with fire investigators. I can't believe all of this is my responsibilty as a real estate agent representing the listing of this property! Have any of you had experience with this? From what I gather, after I do all of this and insurance has all of the info they need, I will get the lot listing. The lot listing isn't that great because there is a building moritorium in this particular neighborhood.

The fire dept. doesn't think it was the previous owners of this home because it was just a victim of the neighboring house which burned to the ground.

I am not opposed to doing the work, and it is an interesting experience, I feel I am learning a lot and can more closely sympathize with other people who have lost their homes and what they have to go through in the aftermath. But, wow, what a lengthy process. I am surprised that this is how the bank handles this sort of thing, throught the Realtor. Because of my lack of experience with burned down houses, I am surprised that I am the best person for the job.

I did have another one of my REO's vandalized and flooded, so I am certainly getting a colorful education at this point of my career.
