Does The Amount Of Time equal an Interested Party and the Ability To Pay?
I had a showing the other day where the buyers took about 45 minutes going through the house and then going over it again. Lots of discussion, talking about furniture, pointing out minute features of the home.
The question is, does the amount of time in the home relate to their interest level?
Your thoughts?

Even in this market a buyer that is sitting on the fence can be pushed over with a little down home sales skills. Agents have a bevy of tools at their disposal to turn a potential buyer into a closing. Of course, there are many seminars that you can attend which has everything from psychological warfare to innovative tips on how to show property to even Psychology 101. What works for you basically depends on you and the individual customer.

No, it has not happened to me. I am in a great 8 year relationship but have never been married. If anyone has ever been stood up at the altar, my sympathy. buyers: Eat Here and Get Gas - 04/17/08 11:58 AM
This was a sign I had in my room when i was a teenager. It always struck me funny. Ok, it wasn't that funny but it brings me to the topic of Gasoline, Petrol, Fuel, Car Juice. I have been struck recently by a number of agents who say something to the effect of..."At $4.00 per gallon, I am not going to drive someone around in my car."

The term Procurring Cause refers to the agent who is able to secure a property for a buyer from start to finish of a transaction. There has been a great deal written on procurring cause and all seem to end with, he/she who writes the contract wins! When we feel we have been wronged by doing all of the work and not getting the commission, then we scream Procurring cause!
