listings: I thought CMA was a Government Agency - 08/17/09 01:26 PM

As a new agent, part of my training included learning how to do a CMA. This, without a doubt, was the most difficult part of the business for me as nobody had a fool proof way to do it. They said, you add a little here and subtract a little there and then you come up with a selling price.

Let me set the scene for you. You get a call from someone who is interested in buying a house. Excitement sets in as you put together showings according to their criteria. You are set to meet on Saturday and you have all of the showings in a logical order. You meet the buyer and start out on your trek. I had a showing yesterday at a home that was 2300 sq. feet with 3 acres of land. When we entered the home, it was evident that the Listing Agent had counseled the seller very well. All of the lights were on, in every room and all of the doors were open to the pool area and beautiful views of the back horse pastures. Now THIS is what every Seller should do, if possible.
Talk about feeling welcomed in their home. The difference this made was huge. A house that was not that big all of the sudden felt very spacious due … (12 comments)
