This is a little off-topic, but maybe I can bring it back at the end. For years my family enjoyed pleasure boating. Yes, even through the Carter years, where it was almost taxed out of existence, we had a small boat. Of course, everything is relative - Tiger Woods says he has a small boat, but maybe only in relation to Paul Allen's.

Mine are finished. Thank goodness! I saw on CNN that 91 percent have their taxes done by now. I guess that is of the people that have a computer, and go to CNN.com. But, that is good news. Most of us are very responsible. I noticed many new deductions that are the also good news. The home buyer credits, the long list of energy saving deductions. A few new or improved deductions helping with raising a family. 2010 is almost half over. Still, it is a good time to plan for taxes next year. Just last week, we closed on a sale of a great little Rambler located close to the Vienna Metro. How long did it take from the Open House, to Sale? It was the same day.
Amazing? Maybe, and we certainly earned our pay from the homeowner. But there is something more. Yes, after about two years, we are seeing a much improved real estate marketplace.

According to the statistics of The Northern Virginia Association of Realtors® in May 2009 home sales activity for Northern VA were up from this time last year. This area includes Fairfax and Arlington counties, the cities of Alexandria, Fairfax and Falls Church and the towns of Vienna, Herndon and Clifton. A total of 1,803 homes sold in May 2009, a 4.6 percent increase above May 2008 home sales of 1,724. There was also a decrease in the inventory for the same period. This is good news for sellers. One bright spot in home sales in Northern Va happens to be around Metro Stations. Here is a recent listing that is just a short walk from the Dunn Loring Metro Station. This area has held its value well with commuters. We see many types of buyers in the area, and of course, they will go on to be sellers. It is diverse, and turn over is shorter than average.

Many of my agent friends have been sitting around talking about " the bottom of the market". Interesting. The theory is that at some point,home prices do cease dropping, and stabilize. Then at some point begin to rise. History tell us this will happen. Why are they waiting for this? They want things to go back to the “bubble” time a few years back.
